Under general supervision, performs a variety of semi-skilled and skilled duties in the maintenance, repair, and renovation of Concilio facilities; performs plumbing, carpentry, electrical, remodeling, painting, and a variety of other related craft work as assigned; operates a variety of maintenance equipment including hand, power, shop, and tools, etc. and related work as required. The nature of work requires sustained physical effort, involving continuous light work and occasional heavy work in moving or lifting furniture and equipment.
Per your supervisor/director’s request, perform primary care and maintenance, including taking vehicles into the larger for regular inspection and services, changing oil, checking fluid levels, and rotating tires. Take in the car for repair or replace worn parts, such as brake pads, wheel bearings, and sensors. Perform repairs to manufacturer and customer specifications. Explain automotive problems and repairs to clients. In addition, candidates must be able to work on multiple tasks at any given time, manage their time appropriately, and meet tasks/project deliverables.

- Performs various semi-skilled and skilled maintenance, repair, and minor construction work of Concilio facilities involving plumbing, carpentry, HVAC, electrical, remodeling, painting, and other craft work.
- Operates and performs preventative maintenance and repairs on various maintenance equipment, including power and hand tools.
- Perform various carpentry duties, including installing, repairing, and building doors, windows, shelves, counters, floors, wallboards, railings, fences, and walls.
- Installs, maintains, and repairs various plumbing fixtures and fittings, including sinks, toilets, faucets, and related equipment, and repairs leaks and stoppages.
- Troubleshoots various mechanical and electrical problems involving appliances, electrical lines, switches, controls, sensors, and related equipment using multiple materials, tools, supplies, and equipment.
- Performs general maintenance duties inside and outside of facilities; installs and repairs masonry, including concrete, brick, stucco, plaster, and tile; performs maintenance painting, including applying paints, varnishes, and lacquers.
- Programs, troubleshoots, and repairs systems related to building automation, including temperature, lighting, alarms, shades, and exhaust fans.
- Installs, maintains, and repairs gates, locks, door hardware, cuts, and issues keys.
- Designs, demolishes, installs, and repairs cubicles and desk stations; runs basic electrical, constructs, and moves furniture.
- Performs inventory control of maintenance equipment and supplies; assists in purchasing equipment and supplies as necessary.
- Prepares and maintains various written records and reports; reads and interprets plans, specifications, blueprints, and schematics; prepares as-built sketches.
- Knowledgeable in computerized Facility Asset Management software and its application.
- Provides courteous customer service; responds to questions and inquiries from Concilio staff and the public regarding various maintenance projects; resolves customer problems and complaints.
- Respond to facility emergencies, including roof leaks and restroom overflows.
- Observe safe work methods and use safety equipment; set traffic controls, secure worksites from hazards, and attend training and safety meetings as necessary.
- Work weekends, holidays, or other irregular hours.
- Assures Concilio facilities are kept in good operating order.
- Ability to organize and maintain tools, equipment, and cleaning supplies in a clean, orderly, and safe manner; keep an excellent supplies inventory; and track and keep all repairs and product warranty information.
- Please keep track of maintenance inventory, report items needed for purchase to the Operation Manager to order each month and keep informed of all building activities that require operations and maintenance support to succeed.
- Individuals must provide ballroom coverage as staff support, set tables and chairs, break down event set up, clean, mop, do laundry at a time, and work weekends and more extended working shifts.
- The Individual should be able to sell and explain the rental process and provide the correct price and policy information to potential clients interested in renting the space.
- Complies with company policies and procedures, giving special attention to safety regulations and communicating details and instructions to all levels of staff, vendors, and individuals on the building premises to perform other duties as assigned.
- Performs other related duties as required or assigned.
- Coordinates and maintains auto appointments, registrations, and insurance.
- Per the supervisor's request, troubleshoot the vehicle issues and submit your findings to the supervisor.
- Conduct monthly, quarterly, seasonal, and annual building interior and exterior inspections and schedule a meeting with the supervisor to discuss solutions and repairs.
- Physically check vehicle engines and mechanical/electrical components to diagnose issues accurately and report the problem to the supervisor for the following action steps.
- During or after your inspection, report electronic systems to your supervisor to repair, maintain, and upgrade.
- Conduct routine maintenance work (replacing fluids, lubricating parts, etc.) aiming at vehicle functionality and longevity.
- Schedule future maintenance sessions and advise motorists on good vehicle use.
- Take in vehicles for repairing or replacing broken or dysfunctional parts, fix issues (e.g., leaks), and provide accurate estimates (cost, time, effort) for repair or maintenance.
- Keep inspection and service logs on work and issues.
- Maintain equipment and tools in good condition.

Typical Qualifications
To be successful, the candidate should have a strong knowledge of facility, housekeeping, and vehicle maintenance experience. Candidate must possess excellent troubleshooting skills, a keen interest in learning new facility management skills, and be a collaborative team player. Tio candidates will also be able to communicate timely and effectively with end users, community partners, and department directors/manager, manage the daily building facility/vehicle requests, and oversee tasks and projects independently using good judgement and documentation procedures. In addition, candidates must be able to work on multiple tasks at any given time, manage their time appropriately, and meet tasks/project deliverables.
Knowledge of:
- Practices, techniques, materials, and equipment used in facility maintenance, construction, and repair.
- Knowledge of OSHA and other environmental regulations
- Materials methods, terminology, and tools used in maintaining, repairing, and constructing building structures and systems, including those used in performing rough and finished carpentry, plumbing, electrical, remodeling, painting, and other craft work.
- Relevant laws, ordinances, regulations, applicable building codes, fire regulations, and safety precautions.
- Shop mathematics applicable to the building trades.
- Operation and proper procedures used to maintain and repair hand and power tools.
- Occupational hazards and standard safety procedures.
- General ADA standards.
- Principles and practices of record keeping, inventory tracking, and control.
- Basic report preparation.
- Basic/proven experience as an auto mechanic.
- Excellent knowledge of mechanical, electrical, and electronic components of vehicles.
- Working knowledge of vehicle diagnostic systems and methods.
- Ability to handle various tools (e.g. pliers) and heavy equipment (e.g., lift).
- Willingness to observe all safety precautions for protection against accidents, dangerous fluids, chemicals, etc.
- Excellent physical condition
- A high school diploma is preferred; Certification from a vocational school or completion of an apprenticeship is preferred.
Ability to:

Any combination of training and experience that would provide the required knowledge, skills, and abilities qualifies. A typical way to obtain the required qualifications would be:
Experience: At least two (2) years of experience performing maintenance and repairs on plumbing, mechanical, and electrical systems and equipment commonly found in commercial facilities. Five (5) years of work experience preferred.
Education/Training: High school diploma or technical school certification.
License: Possession of a valid Pennsylvania driver’s license, Class C or higher.
