Position Overview:
We are seeking a highly experienced Area Manager to oversee a portfolio of multifamily properties in West Virginia. The ideal candidate must have a minimum of 10 years of real estate management experience, a bachelor’s degree, and a proven track record of leading teams of 10 employees. This role requires strong leadership, operational oversight, and a results-driven approach to ensure properties perform at their highest potential.
Key Responsibilities:Operational Management & Oversight:
- Lead and manage on-site property teams, ensuring efficiency in daily operations.
- Oversee leasing efforts, resident retention strategies, and occupancy goals.
- Ensure all lease agreements and tenant files comply with company policies and legal requirements.
- Conduct regular property inspections to maintain curb appeal, safety, and compliance.
- Ensure timely rent collections, delinquency management, and financial reporting.
Team Leadership & Development:
- Directly oversee on-site managers, leasing teams, and maintenance staff.
- Provide training, coaching, and performance evaluations to enhance staff effectiveness.
- Ensure accountability for company policies, deadlines, and operational standards.
Financial & Budgeting Responsibilities:
- Monitor property budgets, expenses, and financial performance.
- Work with accounting teams to review and approve invoices.
- Identify opportunities to maximize revenue and control costs.
Marketing & Leasing:
- Oversee property marketing efforts, outreach programs, and digital advertising strategies.
- Monitor and improve leasing performance through targeted campaigns and incentives.
- Ensure competitive market positioning and pricing strategies.
Maintenance & Compliance:
- Ensure maintenance and work order completion in a timely manner.
- Oversee vendor relationships, contract negotiations, and capital projects.
- Maintain compliance with local, state, and federal housing regulations.
Qualifications:
- Bachelor’s degree in Business, Real Estate, or a related field (Required).
- Minimum 10 years of experience in property management (Multifamily preferred).
- Experience managing teams of 10 employees in a property management setting.
- Strong knowledge of leasing, fair housing laws, budgeting, and maintenance operations.
- Proficiency in property management software (ResMan preferred).
- Excellent communication, problem-solving, and leadership skills.
- Must be located in Charleston, WV, or willing to relocate.
