Job Overview
We are seeking a dedicated and experienced Commercial Property Manager to oversee the daily operations of our commercial properties. The ideal candidate will possess strong leadership skills, a deep understanding of property management, and a commitment to providing exceptional customer service. This role requires effective communication and conflict management abilities, as well as a solid grasp of legal administrative tasks related to property management.
Responsibilities
- Manage approximately 400,000 SF of properties in WA State – both office and retail.
- Manage all aspects of assigned properties including the day-to-day maintenance and operations, tenant and vendor communication, and capital replacements and improvements.
- Property inspections to be completed monthly with more frequent inspections/visits to be completed based on the property’s needs.
- Be the front line of Tenant-Landlord communications.
- Maintain a positive and productive relationship with tenants that aids in tenant retention.
- Must have strong email and phone etiquette and the ability to respond quickly to tenant and owner requests.
- Manage tenant AR balances and ensure that tenants are paying correctly and in a timely manner.
- Work with the Asset Manager to implement new leases and renewal terms.
- Develop and maintain annual budgets by forecasting requirements, periodically analyzing variances, and communicating on all aspects of the budget process with Asset Manager.
- Analyze, monitor, and communicate variances in year-to-date expenses and cost-to-budget estimates. Communication includes obtaining approval on variances and communicating with tenants to avoid reconciliation disputes. Work with Asset Manager and Accounting to develop and process CAM reconciliations following year end.
- Produce monthly project notes to accompany financial reporting.
- Be aware of and ensure compliance with all insurance, financial and regulatory goals/standards attributed to each individual property.
Requirements
- Washington State Real Estate License
- At least five (5) years relevant work experience
- Strong budgeting and reconciliation skills are a necessity.
- Well organized with excellent time management skills and strong attention to detail
- Ability to work independently as well as collaboratively.
- Excellent communication skills.
- Competency in MS Office (word, excel, etc.) and relevant accounting software – knowledge of Yardi is a plus.
