Job Summary:
As an Assistant Commercial Property Manager, you will be an essential part of our property management team, supporting the Property Manager in the daily operations of our portfolio. Your responsibilities will include overseeing maintenance requests, managing vendor relations, and ensuring tenant satisfaction. Key Responsibilities:
Property Maintenance & Management:
- Conduct periodic site inspections and coordinate necessary repairs and maintenance.
- Manage building access systems and key control processes.
- Collaborate with the property management team to prepare and submit timely reports, ensuring alignment with owner and organizational goals.
Vendor Communication:
- Assist in negotiating service contracts and oversee vendor performance.
- Manage project timelines and coordinate with general contractors during capital improvement projects.
Tenant Retention:
- Facilitate tenant move-ins and move-outs, ensuring smooth transitions.
- Assist in procuring tenant improvement bids and oversee construction progress to ensure timely completion.
- Foster positive tenant relationships by managing expectations and addressing concerns promptly.
Qualifications:
- Bachelor’s degree in Business, Real Estate, or a related field preferred; equivalent experience will be considered.
- Minimum 1 year of experience; experience in commercial real estate is a plus but not required.
- Strong project management skills with the ability to prioritize tasks effectively.
- Detail-oriented with strong organizational abilities and a proactive approach to problem-solving.
- Excellent verbal and written communication skills for building relationships with tenants and vendors.
- Proficiency in Microsoft Office Suite, particularly Excel.
- Familiarity with AppFolio or other property management software is advantageous.
- Valid driver’s license required; passing a background check is mandatory.
Compensation & Benefits:
- Competitive hourly wage of $28-$30/hr - around $60,000-$65,000 based on experience.
- Full-time position with expected hours not exceeding 40 per week.
