We are seeking an experienced, detail-oriented Estimator to join our team and support our extensive portfolio of high-end residential projects. Job Summary:
The Estimator will be responsible for accurately completing cost estimates of
construction projects, including high-end renovations and new builds. This position requires expertise in high-quality materials, craftsmanship, complex custom designs, and value engineering. The Estimator will collaborate closely with project managers, architects, clients, and subcontractors to ensure that all aspects of each project are thoroughly considered and appropriately priced.
Key Responsibilities:
Estimate Preparation:
- Review project plans, specifications, and design documents to
prepare detailed, accurate cost estimates with Quantity Take-offs (QTO) including, but not limited to, framing, siding, interior trim, etc.
Cost Analysis:
- Calculate labor costs for all work that is self-performed, analyze material,
and subcontractor costs to provide accurate and competitive estimates. Ensure all costs are considered for high-end finishes, specialty materials, custom designs, and for all other components of the project that are not self-performed.
Collaboration:
- Work closely with architects, designers, and project managers to clarify
scope of work, review project specifications, and adjust estimates as needed based on design changes or site conditions.
Vendor/Subcontractor Coordination:
Obtain quotes from suppliers and subcontractors, ensuring that the quality of work and materials aligns with the company’s standards and client expectations.
Budgeting:
- Prepare and maintain project budgets, tracking costs against estimates
throughout the lifecycle of the project.
Site Visits:
- Conduct site visits to assess existing conditions and gather additional
information to refine estimates and address potential challenges or opportunities.
Tender/Proposal Submissions:
- Prepare and submit bid proposals in a clear, organized
manner to clients and stakeholders.
Project Support:
- Provide ongoing support to project managers and clients by addressing
questions or concerns related to estimates and budgets during the pre-construction and construction phases.
Cost Management:
- Monitor and track changes in the scope of work and ensure all
change orders are accurately accounted for and priced.
Risk Management:
- Identify and mitigate risks related to project scope, design, materials,
and schedule to ensure a smooth and profitable project execution.
Qualifications:
- 5 years of experience as an Estimator in residential construction, preferably with high-end custom homes or luxury renovations.
- Strong knowledge of construction methods, materials, and costs specific to custom residential construction.
- Excellent written and verbal communication skills with the ability to collaborate
effectively with clients, architects, subcontractors, and internal teams.
- Strong attention to detail and ability to manage multiple estimates and projects
simultaneously.
- Ability to interpret blueprints, architectural drawings, and technical specifications.
- Exceptional organizational skills and ability to meet deadlines.
- Knowledge of Northern Michigan’s building codes, permits, and industry standards is a plus.
- A background in project management, architecture, or a related field is highly desirable
