Position Description
We are looking for a Project Manager to join the Project Management (PM) team. As a key member of the PM team, the Project Manager will report to the Director of Project Management.
The Project Manager is vital for the overall success of their projects, assisting the Project Manager in overseeing and directing construction projects from conception to completion while delivering projects on time, within scope and budget.
Position Key Criteria/Requirements
- 3 Years experience in construction project management.
- Experience with Division 9 & 12 products or demonstrated ability to learn the product quickly; experience with a Contexture vendor desired.
- Demonstrated success working with internal and external project partners and cross-function team experience.
- Clean driving record.
- OSHA 30-Hour certification
- Able to work flexible hours; periodic early starts, late finishes, and weekends based on active project schedules.
- Microsoft Office Suite Proficiency (Outlook, Excel, Word, etc.)
- Bluebeam, Procore, and other GC management software.
- Understand and can interpret the technical requirements of plans, schedules, specifications, contracts, and vendor technical documents (product data sheets).
- Excellent written and verbal communication
- Budget & cash flow management
Position Measurable Accountabilities
- Ensure that all actions support the Purpose, Vision, and Core Values of Contexture.
- Project profitability.
- All projects at least achieve sales GPM target.
- Annual project averages at least 10% GPM growth from sale.
- No job over $200 underbilled and general conditions for all jobs invoiced within first billing after contract receipt.
- Assist accounting with collections for any invoices over 15 days past due; by request.
- Budget: tracks budget versus actual versus projected.
- Projections: material and labor forecasted accurately.
- Vendor back charges – communicate vendor mistakes to finance immediately so any money can be recouped.
- Negotiating contract terms and managing the job to mitigate risk for:
- Site access; movement of manpower, materials, & warranty work.
- Change order terms.
- Scheduling commitments.
- Payment terms & process.
- Site safety & regulatory requirements.
- Company financial liability.
- Provide support and guidance for project questions by the requested date, or respond within 24 hrs.
- Review and process field documents to ensure timely release of materials.
- Participate in internal project kickoff meetings as scheduled.
- Submittals: Consult, review, and send to customer.
- Budget breakdown review and creation of SOV, following SOV procedures.
