Position: Regional Portfolio Manager for the Multifamily Division – based in Charlotte, NC

Role Overview
Oversee performance, asset management, and staff development for a portfolio of 4-6 communities throughout Charlotte and Greenville, SC. Serves as point-of-contact between ownership and onsite team members to implement necessary business plans.
Third generation family company with over 10,000 units, we own and operate all of our assets and invest in the long-term. We have 5 communities in the Charlotte market.
Most Important Responsibilities
ONSITE OPERATIONS
- Ensures adherence to the approved annual budget through review of monthly variance reports, reclasses and accruals with necessary adjustments being recommended and implemented.
- Responsible for utilizing property management software reports to monitor, maintain and create action plans as needed to meet or exceed budgeted goals.
- Prepares and leads efforts associated with bank inspections, refinancing, appraisers and inspectors ensuring the readiness of the physical asset.
- Reviews and guides performance of related metrics (closing ratios, apartment turn times, etc.) as defined by the executive team.
- Reviews marketing and advertising activities to maintain appropriate traffic levels and makes necessary recommendations when appropriate.
- Maintains knowledge of local markets to be subject expert when called upon to make pricing recommendations and share other observations.
- Conducts frequent onsite assessments of the communities under management to confirm adherence to curb appeal standards.
- Participates in calls, emails and in-person meetings with all/any stakeholders when necessary.
- Main point-of-contact during acquisitions or disposition activities for internal and external parties.
- Ensures all company policies and procedures are being followed.
PEOPLE MANAGEMENT
- Provides continual on-the-job training and mentoring to enable employees to reach individual and community goals.
- Ensures team members are meeting or exceeding the minimum requirements in job descriptions and take appropriate action if necessary, including CRC’s progressive discipline process
- Provides team with leadership and supervision that motivates them to perform ensuring positive, effective, and respectful communication among staff members.
- Participates in onsite weekly staff meetings with an agenda and goals/desired outcomes.
- Conducts regular portfolio meetings with various levels of personnel to discuss performance, training and other topics as required.
- Implements and follows the progressive discipline process per company protocol.
- Completes and communicates performance evaluations as scheduled.
OTHER DUTIES
- Participate in corporate events and meetings related to onsite operations, including Asset Management meetings and ad hoc reviews
- Main point of contact to assist with due diligence activities when assessing a potential new acquisition
- Attend weekly Regional Manager meetings with their Supervisor and others
- Oversee and present budget process to VP of Multifamily and Asset Management
Most Important Qualifications
- Regional Portfolio Manager experience required overseeing at least 1,000 units
- Portfolio could be a mix of garden-style, mid-rise, new assets and some value-add
- College Degree and industry designations preferred, i.e. CPM, ARM, CAPS
- Yardi exp strongly preferred
- Ability to travel to your sites 50% of the time.
