Scope of Service: With the support and supervision of the Vice President of Facilities Management, performs a variety of basic work in the maintenance and repair of buildings and grounds at agency properties including carpentry, electrical, plumbing, masonry, and painting tasks; repairs and treats structures such as floors, showers, sinks, walls, and carpets; performs minor troubleshooting, repairs, and adjustments of locks on doors, cabinets, desks, closets; repairs door hinges; changes filters on heating, ventilating and air conditioning units; services appliances, kitchen, and emergency equipment; hooks up appliances. Uses privately owned equipment to complete necessary work orders at properties. Has a valid driver’s license, and willingness to travel to provide support to all programs. ESSENTIAL JOB FUNCTIONS:
Job Specific Knowledge:
- Consistently displays a sound understanding of duties and responsibilities. If unsure of a new work task, requests additional information or makes inquiries with supervisor to be able to be appropriately prepared for assigned tasks.
- Proficient in standard maintenance techniques, materials, and equipment provided.
- Is flexible in meeting new obligations and work tasks.
- Supports/applies institutional policies and procedures consistently.
Responsibilities:
- Completes all maintenance work order requests as assigned within established deadlines.
- Demonstrates dependability, reliable attendance and punctuality.
- Works within expense limits established.
- Submits all maintenance purchase receipts from vendors in a timely manner and properly identifies the properties all purchases were made for.
- Occasionally exerts 50 to 100 pounds of weight, frequently exerts 25 to 50 and/or 10 to 20 pounds.
- Responsible for On-Call 24-hour emergency maintenance service as scheduled.
- Carries agency cell phone as required for on-call maintenance and during normal business hours.
- Maintains a professional courteous manner with all clients, vendors, contractors, and fellow employees.
- Completes payroll time sheets and mileage reimbursement, submits to supervisor in a timely manner.
- Completes grounds work as directed by Facilities Manager/VP of Facilities which may include picking up trash, sweeping and maintaining landscaping beds and other areas.
- Effectively carries out assignments and duties of the position.
- Assists other team members with projects as needed.
- Uses discretion and maintains confidentiality in communicating with others.
- Demonstrates the ability to be creative and develop new plans/ideas to meet current and future work repairs and building improvements.
- Conducts agency vehicle inspections as needed.
- Reports mechanical malfunctions of property equipment to supervisor.
- Exercises discretion in identifying projects requiring the services of a higher skilled crafts person.
- Special projects and other responsibilities as may be determined.
Environmental Responsibilities:
- Adheres to safety rules and regulations to enhance job performance.
- Report to Facilities Manager and/or VP of Facilities any problems and/or issues relating to safety or maintenance of properties.
- Maintains a clean, well-organized work environment and cleans up debris from work tasks once the job has been completed.
- Completes other designated environmental tasks as assigned.
Quality Assurance:
- Adheres to policies and practices as outlined in the personnel policy manual as outlined by the quality assurance and safety committees.
- Performs other duties as assigned.
- Completes all training requirements assigned by the agency.
QUALIFICATIONS:
Any combination of education, training, and experience of methods used in maintenance including basic knowledge of the following trades:
- Carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades.
- Ability to work in different work environments.
- Uses privately owned equipment to complete necessary work orders at properties.
- Uses private vehicle for all daily business work. Willingness to drive significant mileage within each month.
- Has a valid driver’s license, and willingness to travel to provide support to all programs.
Administrative Office:
Monday - Friday 7AM-3PM or 8AM-4PM with some weekend hours as needed.
