Cook Inlet Region, Inc is seeking a Real Estate Specialist to join our Land and Real Estate team. This position is based in Anchorage, AK.

Cook Inlet Region, Inc., also known as CIRI, is one of 12 land-based Alaska Native regional corporations created pursuant to the Alaska Native Claims Settlement Act (ANCSA). CIRI’s regional boundaries roughly follow the traditional Dena’ina territory of Southcentral Alaska. CIRI was incorporated on June 8, 1972, and is owned today by a diverse group of more than 9,500 Shareholders who live in Alaska and throughout the world.

General Function

In alignment with CIRI’s mission and values, responsible for supporting the day-to-day activities of the Real Estate department, including coordinating projects and managing administrative tasks.

Major Activities (Typical Duties/Responsibilities)

  • Provide direct support to the Director of Real Estate and aid in the day-to-day operations of the Alaska office portfolio.
  • Schedule vendors and coordinate minor building maintenance needs, verify work completeness, track preventative maintenance needs and communicate with tenants.
  • Maintain lease agreement records including, tracking lease agreement key dates, certificate of insurance renewals, preventative maintenance schedules, service contract renewals, and help develop capital equipment replacement plans.
  • Act as project support on construction projects and tenant improvements by facilitating site visits, communicating with vendors, maintaining project documents and reporting on progress.
  • Review and submit invoices for payment, along with assisting in the drafting of tenant tax recovery letters and billbacks.
  • Assist in budget management, expense tracking and reporting.
  • Conduct research and analysis to support decision making.
  • Provide daily support to the CIRI contracted security guards including, ensuring systems are up to date, processes are being followed, and badges are regularly audited.
  • Review building automation systems daily and act as the backup to the Director of Real Estate in emergencies.
  • Ensure property taxes values are recorded, paid and appealed in a timely manner.
  • Compose and edit correspondence, legal documents, various reports and other materials.
  • Organize and maintain electronic folder structure for all department documents to include scanning contract and other documents into TabFusion.
  • Assist with special projects and participate in meetings, as needed.
  • Occasional same-day travel to real estate sites, as needed.
  • Provide support for after-hours emergencies.
  • Perform other duties as appropriate and as assigned.

  • Ability to understand CIRI’s mission, vision and strategic focus areas and incorporate knowledge into daily activities.
  • Excellent interpersonal skills; ability to work effectively and cooperatively with all levels of management and staff, affiliated-company employees as well as outside business associates; exhibits a professional manner in dealing with others.
  • Excellent organizational, follow-up, and detail-oriented skills.
  • Intermediate knowledge of project management strategies; ability to successfully pass through the phases of the project management life cycle: initiation, planning, execution, monitoring, and completion.
  • Ability to maintain accurate records and to prepare and submit comprehensive reports.
  • Work independently, as well as on a team and with minimal supervision.
  • Make decisions, solve problems and exercise excellent judgment.
  • Work well under pressure and independently prioritize workload, while working on multiple projects.
  • Ability to research, organize and analyze technical information with particular attention to accuracy and detail.
  • Excellent written and verbal communication skills; including thorough knowledge of proper grammar, advanced vocabulary, spelling, editing and proofreading skills.
  • Proficient using Microsoft Office products, such as Word, Excel and PowerPoint, and industry-standard computer software and databases.
  • High degree of sensitivity regarding confidential information.
  • Operate a motor vehicle to conduct business.
  • Ability to work overtime and be on call for tenant and building emergencies.

Minimum Qualifications

  • Three or more years’ experience working in commercial property management, project management or related role.
  • Some college education in business, project management or real estate preferred.
  • Must have valid Alaska driver's license.
  • Ability to pass a background and driving record check.
