What are the responsibilities and job description for the Accountant - Financial Reporting (Debt, JVs + Other Investments) position at COPT?
ESSENTIAL FUNCTIONS
1. Account for all of the Company’s debt and related interest activity, derivative instruments, and certain leases on which the Company is lessee. Coordinate with Treasury/FP&A, cash administration, legal, and/or operations accounting departments to ensure understanding of document terms and applicable interest rate information for the correct recording of transactions. Prepare quarterly loan covenant compliance calculations and other reports as needed to support the Treasury team’s certifications and lender reporting.
2. Account for JV investor activity, including preparation/review of loan schedules, preferred return schedules, and journal entries such as equity pickups, noncontrolling interests, and intercompany eliminations. Review account balances, results and trends, and coordinate with other contributing departments (operations and development accounting and Treasury) on the completion of the monthly close for JV properties. On an ongoing basis, monitor balances of JV cash accounts and intercompany accounts and coordinate the distribution of surpluses, funding of deficits, and intercompany reimbursements. Prepare and distribute joint venture partner reporting packages and coordinate responses to partner requests.
3. Account for other investments (notes receivable and other equity investments), related income accounts, and credit loss allowances, including review of third-party reporting for such investments, preparation/review of loan schedules and preferred return schedules, and monitoring of related receivables and company credit ratings.
4. Coordinate assembly of audit-related documentation for internal/external auditors and provide appropriate responses and support as required. Support the Financial Reporting team’s preparation of SEC Forms 10-K and 10-Q and earnings supplements by preparing disclosure support for areas of accounting responsibility and other areas as assigned.
SECONDARY RESPONSIBILITIES
• Support transactional research and analysis pertaining to areas of responsibility.
• Support technology enhancement initiatives and internal report development.
• Participate in maintaining the internal controls and polices of the Company. Communicate any deficiencies in controls to Manager.
• Other job-related duties as assigned.
QUALIFICATIONS
- Education: Bachelor’s Degree in Accounting or related field.
- Further Training: Certified Public Accountant or Candidate preferred.
- Professional Experience:
• Two to four years of relevant experience with increased responsibility and strong performance necessary.
• Experience in the real estate industry preferred.
• Experience in areas of responsibility, including debt, joint venture and lease accounting, preferred.
- Computer Skills:
• Intermediate/advanced proficiency utilizing Microsoft Office applications (Excel, Word, and Outlook), and ability to learn company specific software.
• Ability to adapt to new or changing software applications.
• Familiarity with accounting systems such as Voyager preferred.

Pay Range: $76,000 - $105,000
