Cornerstone Companies, Inc is looking for a full-time Facilities Maintenance Supervisor to join our team!
This position is responsible for providing facilities maintenance supervision to a portfolio of Medical Office Buildings in the surrounding Indianapolis, IN area. Supervisor plans, implements, and coordinates all aspects of Healthcare Property Management; drives preventive maintenance schedules, has strong communication skills and energy management/controls experience; performs ongoing facility engineer training and quarterly site inspections. Supervisor will be available to respond to after-hours emergencies, including nights and weekends.
Essential Duties and Responsibilities:
· Ø Manages engineering staff, including developing, training, and mentoring
Ø Assists Director and property management in yearly budgets and 5-year capital plan
Ø Understands all (MEP) mechanical, electrical, plumbing for all facilities
Ø Implements engineering procedures and operating processes.
Ø Reviews facility SOP binder’s minimum two times a year or as needed
Ø Reviews PM binders monthly with initials and dates on each month
Ø Input maintenance salaries monthly IE: F drive\Financial Info\Maint Salaries\ 2022\ Choose month\Total
Ø Reviews facility opportunities for utility saving options for our owners
Ø Running monthly reports of overdue work orders and preventive maintenance
Ø Supports property manager and owners’ directives
Ø Manages and communicates all facility projects to property manager and facility management
Ø Works with Director and property manager and owner to develop building standards for the asset(s)
Ø Manages online safety program for facilities
Ø Supports Director and management with implementation of current and new company policies
Ø Approves time sheets/mileage, annual engineering reviews and Vet recruiting
Ø Supports facilities with coverage when engineers are out on PTO
Ø Walks managed facilities quarterly along with adding work orders for the engineers
Ø Manage all areas of assigned facilities i.e., mechanical rooms, electrical & parts rooms, storage rooms, elevator & riser rooms.
Ø Responds to emergency situations (fire, flood, evacuation, equipment failure etc.) and customer concerns.
Ø Communicate with property management and facility managers on all issues that affects any of our managed facilities and or clients
Ø Implements inventory control programs
Ø Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians.
Ø Maintains on-going communication with tenants, clients, owners, facility management team and vendors.
Ø Schedules weekly or by-weekly huddles with engineering team with objectives, invites sent to Property Management, Director and VP of Facilities
Ø Supervisor must schedule site visits quarterly or as needed with on-site engineer.
Requirements:
The following are minimum requirements of this position.
- High school education or GED required.
- Valid driver’s license. Meets company MV operator criteria.
· 7-10 years supervision/management experience in a facilities maintenance setting
· Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet.
· Ability to use work order system.
· Working knowledge and understanding of architectural, electrical and mechanical systems
· Facility Health Care Maintenance experience is preferred.
Job Type: Full-time
Pay: $80,000.00 - $90,000.00 per year
