We are seeking a skilled and experienced professional to join our team as a Title Clearance Officer, Title Clearance Counsel, or Title Reader. In this role, you will leverage your expertise in title clearance, legal review, and underwriting to analyze title searches, identify and resolve title issues, and prepare accurate title documentation. The ideal candidate will have a strong background in real estate law, title examination, and risk assessment, with a proven ability to collaborate with attorneys, lenders, and other key stakeholders to ensure smooth transactions.
What You'll Do
- Title Reading and Analysis:
- Conduct thorough reviews of title searches, abstracts, surveys, and public property records.
- Identify and evaluate title defects, encumbrances, liens, or other potential issues.
- Interpret and apply relevant laws, regulations, and underwriting guidelines to ensure title integrity.
- Title Clearance:
- Resolve complex title issues such as judgments, tax liens, boundary disputes, and chain-of-title defects.
- Review and evaluate trusts, wills, operating agreements, and other legal documents.
- Coordinate with parties involved in clearing titles, including attorneys, lenders, and governmental agencies.
- Ensure timely and compliant resolution of title-related concerns.
- Document Preparation and Review:
- Prepare and review title commitments, title policies, and related closing documents.
- Ensure all documents meet legal and regulatory standards.
- Client and Stakeholder Communication:
- Serve as a resource for attorneys, lenders, and real estate professionals on title clearance matters.
- Provide clear and timely updates to clients and stakeholders throughout the transaction process.
- Offer guidance to clients on resolving title-related issues.
- Compliance and Documentation:
- Maintain meticulous records of title review and clearance activities.
- Stay updated on industry regulations, best practices, and market trends.
What You Bring
- Extensive experience in title clearance, title reading, or real estate law.
- In-depth understanding of title examination, title policies, and underwriting standards.
- Strong legal knowledge of real estate laws, encumbrances, and regulatory requirements.
- Exceptional analytical and problem-solving skills for resolving complex title issues.
- Excellent verbal and written communication skills, with a client-focused approach.
- Proficiency in title software and document preparation tools.
- Juris Doctor (JD) or equivalent legal training preferred for Title Clearance Counsel.
What We Offer
Salary Range: $65,000-$90,000
