Key Responsibilities:
Facility Management:
- Conduct regular property inspections to ensure the facility is clean, secure, and well-maintained.
- Oversee and coordinate all maintenance and repair tasks, including HVAC systems, security systems, and facility infrastructure.
- Perform light maintenance tasks as needed and engage contractors for more extensive repairs.
- Monitor safety and security protocols, including testing alarm systems, reviewing surveillance footage, and managing access controls.
Tenant Relations:
- Provide outstanding customer service by addressing tenant inquiries and concerns promptly and professionally.
- Manage the leasing process, including showing units, processing applications, and executing lease agreements.
- Communicate facility updates, policies, and procedures to tenants clearly and effectively.
Financial Management:
- Collect and process rental payments, ensuring accurate recording and timely deposits.
- Assist with budgeting and track income and expenses.
- Maintain accurate financial records in coordination with the accounting team.
Marketing and Occupancy Growth:
Online Marketing:
- Create and manage property listings on platforms such as Google, SpareFoot, and Facebook Marketplace.
- Develop engaging social media content, including updates, promotions, and community events.
- Optimize SEO for the facility’s website and ensure it reflects current information and offers.
Ground Marketing:
- Build relationships with local businesses, real estate agents, and community organizations to boost visibility and drive referrals.
- Execute outreach campaigns, including distributing flyers to nearby apartments, RV parks, and marinas.
- Attend community events to promote the facility and strengthen local partnerships.
Operational Excellence:
- Develop and enforce operational policies and procedures to maintain consistency and efficiency.
- Conduct regular audits to identify and address areas for improvement.
- Stay updated on industry best practices and ensure compliance with local regulations.
Problem Resolution:
- Address issues or emergencies swiftly, including after-hours situations when necessary.
- Resolve tenant disputes or concerns professionally and with a focus on maintaining positive relationships.
- Proactively identify and implement solutions to prevent potential problems.
Qualifications:
- Proven experience in property management, customer service, or a similar role, ideally within self-storage or real estate.
- Strong organizational and multitasking abilities in a dynamic environment.
- Experience with light maintenance tasks and familiarity with overseeing contractors for larger repairs.
- Knowledge of online marketing tools, social media platforms, and SEO strategies.
- Proficiency in property management software and Microsoft Office Suite.
- Exceptional interpersonal and leadership skills, with the ability to build relationships with tenants and the local community.
- High level of professionalism and a commitment to exceptional customer service.
- Spanish proficiency is a plus.

Pay: From $18.00 per hour
Expected hours: 15 – 20 per week
Schedule:
- 8 hour shift
- Day shift
- Evenings as needed
- Monday to Friday
- Weekends as needed
