A third-party commercial real estate company is seeking a qualified and professional individual to oversee a portfolio of small commercial properties, including office, retail, and a limited number of residential properties.
Position Summary
The Commercial Property Manager will be responsible for the day-to-day operations, financial oversight, and tenant relations of the assigned portfolio. The role requires strong leadership, organizational, and financial management skills to ensure the properties are maintained in first-class condition while optimizing income and controlling expenses.
Key Responsibilities
Property Operations & Management
- Hands-on management of daily operations, including team leadership, engineering oversight, and tenant relations.
- Oversee all owner-directed tenant improvements and capital improvements.
- Supervise maintenance programs to uphold the interior and exterior condition of the properties in compliance with all applicable laws, ordinances, and codes.
- Conduct regular physical inspections of the properties and implement security and risk management procedures.
- Maintain and enforce security, life safety, and emergency procedures, including fire drills and staff/tenant training as needed.
- Provide leadership, management, and performance feedback to engineering and administrative staff.
Financial & Lease Administration
- Prepare and oversee annual budgets.
- Conduct annual tenant Common Area Maintenance (CAM) reconciliations.
- Ensure accuracy of all monthly financial reports, including balance sheets, income statements, aging reports, and rent rolls.
- Oversee all aspects of lease administration, including rent escalations, ancillary charges, and utility usage (if applicable).
- Analyze and optimize vendor contracts, ensuring a competitive bidding process is followed to maintain property standards.
- Ensure adherence to all lease and management agreements.
Leasing & Tenant Relations
- Assist leasing representatives with marketing and leasing efforts.
- Prepare lease abstracts, final lease commissions, and lease commencement letters.
- Foster strong tenant relationships to ensure high retention and satisfaction.
Qualifications & Skills
- Associate or bachelor’s degree in business or a related field, or equivalent experience (CPM designation preferred).
- Minimum of three (3) years of experience in commercial real estate, with a focus on office and retail leasing.
- Strong knowledge of commercial real estate documents, lease agreements, and property management principles.
- Proficiency in financial management, including bookkeeping, budgeting, and financial reporting.
- Excellent communication (verbal and written), organizational, and analytical skills.
- Keen attention to detail with the ability to interpret commercial lease agreements.
- Strong multitasking, delegation, and problem-solving abilities.
- Ability to work independently with minimal supervision.
- Proficiency in Microsoft Office Suite, particularly Excel and Word.
- Experience with Yardi is a plus.
