SUMMARY
The property manager is responsible for ensuring the efficient operations of the property. Key areas include unit reporting, rent reporting, collections, and other supportive management functions. This position also assists with leasing, resident services, cultivating positive resident relations, and resident retention.
JOB RESPONSIBILITIES
- Focus on Property Occupancy, working to respond to leads, tour apartments and lease units to prospective residents
- Work to achieve property's income objectives through timely collection of rents, reducing vacancy and overall property turnover
- Enforce lease agreements, post notices, follow through with evictions and collections when necessary
- Schedule, supervise, and direct the daily activities of any on-site staff
- Prioritize and assign service requests, make-ready priorities, and construction projects
- Conduct training, coaching, and disciplinary action, as needed, per standards of HRI
- Complete performance appraisals as scheduled
- Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer satisfaction, and professionalism among staff members and throughout the community
- Supervise the management of the inventory system with maintenance staff with equipment, supplies, and personnel
- Maintain a budget, exercise cost savings practices, and review financial statements monthly
- Achieve budget goals related to collecting income, maintaining expenses, attaining Net Cash Flow objectives, and other key metrics as established by Supervisor
- Review monthly income and expense reports and report on variances in the budget
- Assist maintenance in negotiating supplies and services with vendors and contractors to achieve the best possible prices
- Maintain daily, weekly, and monthly activity reports
- Control petty cash fund
- Adhere to management company personnel and operations policies and procedures and comply with company standards
- Inspect property daily to ensure a quality presentation of the community and ensure all common areas and amenities are clean and well-maintained
- Maintain and promote positive resident relations and resolve residents’ concerns in a professional, timely manner
- Complete all required rental and operational functions in Yardi
- Provide effective marketing and communications, including advising management of pertinent issues as related to the community, market, or other respective issues
- Ensure that all website advertising is accurate and up-to-date
- Plan, promote, and implement an effective Resident Retention program
- Notify residents of upcoming community activities, regular resident recognition, follow-up on service requests, and continual promotion of resident services
- Perform adequate annual apartment inspections of each unit
- Perform other duties as assigned
QUALIFICATIONS
Required Skills/Abilities
- 5 years of property management experience required
- Experience in managing multifamily properties
- Tax credit experience, plus
- Yardi experience, preferred
Physical Requirements:
- Prolonged periods sitting at a desk, working on a computer, standing, walking, giving tours, and meeting with potential tenants
- Must be able to lift up to 15 pounds at a time
- Must be able to cover a variety of properties with stairs and conduct tours in various weather conditions
