CORT is seeking a Director of Corporate Real Estate to oversee and manage the company's facilities. The Real Estate Department is responsible for providing the necessary direction, systems, and procedures to ensure that the company has developed the right facilities with consistent standards of quality in a cost effective and timely manner to meet the company's objectives. The department oversees and manages 118 leased and owned real estate facilities nationwide, which include distribution centers, retail locations, and offices.
The Director of Corporate Real Estate will lead and oversee direct reports focused on real estate, construction, purchasing, and lease administration. This director is considered a working manager, who will be heavily involved in negotiation of transactions, construction, renovations, facility maintenance, and review of legal documents. Candidates should have previous experience with warehouse/industrial/distribution leases and experience on the corporate (occupier) side of real estate.
Preference will be given to candidates who are open to relocating to Chantilly, VA, however, this position is also open to remote candidates. NOTE: CORT is not hiring remote workers in Montana, Wyoming or South Dakota. All other applicants with residencies within the continental U.S. are eligible to apply.

Responsibilities
- Oversee and manage all real estate facilities that CORT leases and owns, ensuring that proper records are kept with respect to lease expirations along with critical dates for exercising renewal options, purchase options, early termination rights, expansion options, and deadline to request reimbursement of TI allowances
- Review all upcoming lease renewals and consult with local leadership to determine if facilities are meeting CORT's needs and advise in respect to renewal or replacement
- Alongside with the Director of Construction and Purchasing, oversee all capital projects' scope of work, rationale, and budgets for upcoming year
- Ensure that all owned and leased facilities are being maintained in accordance established guidelines or lease requirements; to include maintenance of HVAC equipment through national service agreement with vendor
- Conduct real estate transactions to include new leases, renewals and amendments, subleases, early termination agreements, lease modifications, negotiating purchase and sale agreements, providing or obtaining easements with respect to owned properties
- Provide all the legal review and execute all leases and purchase and sale agreements. Sign estoppel certificate and Subordination, Non-Disturbance and Attornment (SNDA) Agreements
- Initiate all real estate tax payments on owned properties and leases to both landlords and taxing authorities
- Oversee Lease Administration work done by others involving reconciliation of operating expenses, payment of utilities, common area maintenance charges, and rent to ensure accuracy and compliance with lease documents
- Review and approve changes to the lease data system as result of new leases, modifications, and adjustments presented by landlords
Qualifications
- 4 years of corporate real estate experience required
- Strong knowledge of lease administration
- Experience in negotiating lease language and purchase and sales contracts
- Previous experience reviewing legal documents such as estoppels and SNDA agreements
- Previous management experience
- Previous experience with warehouse/industrial/distribution leases and experience on the corporate (occupier) side
