What You’ll Get To Do:

The Maintenance Apartment Manager will receive general supervision and direction from the Community Manager. Under the direction of the Regional Manager, the Maintenance Manager is responsible for the overall maintenance of the physical property. The Maintenance Manager will oversee the performance of other maintenance personnel who are working alongside, or in conjunction with, the Maintenance Manager. Above all else, the spirit of teamwork and cooperation with other team members will not only improve the job you do but will also enhance the entire work experience. The Maintenance Apartment Manager will be responsible for but not limited to:

  • Project Oversight: Collaborate with owners, lenders, lawyers, engineers, architects, housing industry representatives, and external contractors to oversee and manage construction and maintenance projects.
  • Personnel Management: Participate in the hiring, evaluation, promotion, transfer, and termination processes for maintenance staff.
  • Contract Negotiation: Establish and maintain standards for maintenance services. After proper bidding procedures, negotiate contracts for supplies and services such as trash removal, elevator service, fire alarm systems, plumbing, and appliances.
  • Training Development: Design and deliver training sessions for maintenance personnel to ensure they are knowledgeable and, if applicable, licensed according to industry standards and regulations.
  • Regulatory Compliance: Coordinate with government agencies regarding projects impacted by government funding or regulations. Must have knowledge in regards to OSHA requirements and reporting.
  • Maintenance Oversight: Provide direction and support to Maintenance Technicians and Supervisors, ensuring effective communication and resolution of maintenance issues.
  • Industry Knowledge: Stay updated on the latest developments in the maintenance industry and pursue necessary training.
  • Representation: Represent the company in industry associations and forums.
  • Capital Improvement Inspections: Inspect properties to identify and recommend capital improvements.
  • Financial Review: Analyze each property’s monthly Maintenance Checklist and financial reports to identify and address potential or existing maintenance issues and recommend cost-reducing actions to senior management.

Assigned Home Property Responsibilities:

  • Custodial Oversight: Direct and oversee the custodial team to ensure daily cleanliness and general custodial duties.
  • Maintenance Support: Supervise and support Maintenance Technicians and Supervisors in daily maintenance tasks and response to tenant repair requests.
  • Inventory Management: Coordinate with the Community Manager and Management to track inventory and manage supply purchases.
  • Unit Turnover: Oversee the turnover process for vacant units, including tasks such as sanding, painting, and repairs to doors, windows, and light fixtures.
  • Technical Oversight: Provide guidance on basic plumbing, electrical work, and carpentry.
  • HVAC Maintenance: Perform regular maintenance and minor repairs on HVAC systems.
  • Emergency Response: Respond to emergency maintenance calls as per the on-call schedule.
  • Winter Maintenance: Ensure parking lots and walkways are cleared and maintained during winter months.
  • Issue Reporting: Report urgent site issues to the Community Manager and Regional Manager.
  • Additional Duties: Perform other maintenance-related tasks as assigned by the Regional Manager.

Requirements:

  • Certifications and Licenses: Preferred certifications and licenses relevant to property management and maintenance operations.  Valid driver's license.
  • Management Experience: Proven experience in managing staff, with a track record of effective team leadership.
  • Education: High school diploma or GED equivalent.
  • Experience: At least 3 years of experience in maintaining residential communities. 5 years' experience with REAC Inspections.
  • Technical Skills: Proficient in Plumbing, Electrical, HVAC, Painting, Carpentry, and Preventative Maintenance.
  • Computer Skills: Basic proficiency in computer used for communication and report generation. Proficiency in Microsoft Office software, including Publisher.
  • Organizational Skills: Highly organized, detail-oriented, and efficient with a strong ability to prioritize tasks.
  • Problem-Solving: Strong problem-solving skills with the ability to manage multiple tasks simultaneously.
  • Regulatory Knowledge: Familiarity with regulations regarding housing quality and maintenance standards.
  • Flexibility: Ability to maintain a flexible schedule, including availability for weekends and holidays if needed. Must be able to travel out of state and out of the country.

Physical/Working Requirements:

  • Indoor/outdoor environment subject to changing conditions and temperatures exceeding 90 degrees at times.
  • Ability to lift 55 pounds independently and support team lift with reasonable accommodations.
  • This job involves walking and standing for long periods as well as stooping, squatting, lifting, carrying, pushing and climbing. Working on ladders at varying heights.
  • Possible contact with blood borne pathogens and /or bodily fluids.
