Position Overview:
The Expediting (DOB) Project Manager in Training role offers an excellent opportunity to learn and develop the skills required to manage projects in the building and construction industry. We are committed to training and supporting the right candidate to ensure their success in this role.
Key Responsibilities:
- Field Knowledge: Demonstrate a basic understanding of expediting requirements.
- DOB Forms & Processes: Familiarity with forms and procedures for various filing types, including New Buildings, PA, Alt 1, Alt 2, and Alt 3.
- Systems Navigation: Navigate platforms such as BIS, DOB NOW, E-Filing, LPC, and FDNY websites.
- Agency Procedures: Understand the protocols of city agencies, including DOB, FDNY, LPC, DEP, and DOT.
- Fee Calculations: Accurately calculate filing fees.
- Objection Review: Review objections and discuss resolutions with Project Managers.
- Professional Communication: Maintain a professional demeanor when communicating with coworkers and clients. Prepare comprehensive and polished emails.
- Project Coordination: Prepare project matrices and collaborate with architects, engineers, and contractors.
- Research: Conduct municipal agency research as needed.
- Sign-Offs Knowledge: Understand sign-off requirements, including obtaining a Letter of Completion (LOC) and checking for essential items like sprinkler, fuel storage, and plumbing sign-offs.
- Client Communication: Advise clients and contractors on required inspections during construction to ensure sign-offs.
- Client Meetings: Engage professionally in project discussions, meetings, and conference calls.
- Billing Submission: Ensure all completed billable tasks are submitted on the same day for billing purposes.
- Project Management Development: Actively learn and develop the skills needed to transition into a Project Manager role.
- Plan Review: Demonstrate the ability to read and understand construction plans.
- Construction Concepts: Grasp basic construction principles.
- Schedule Preparation: Assist in creating Schedules A, B, and C.
- Agency Relationships: Understand the relationships and interactions between various city agencies.
