Primary function of a Coordinator:
Preconstruction, Planning and Construction Phase support providing accurate and precise 2 Drawings & 3D models of new and existing installations coordinate installations with existing and new equipment to facilitate safe, productive, quality construction of large-scale environmental projects.
Typical Duties include but at not limited to:
- Develop a complete installation/coordination model including the following items:
- Overlay all trades individual models for initial clash detection/conflicts.
- Develop site plans showing all excavations ensuring accurate cut and fill quantities.
- Construct complete civil, architectural, structural, process mechanical and MEP systems virtual models showing routing of all piping, ductwork, plumbing, miscellaneous metals and electrical raceways. Incorporate existing project as-builds are included ensuring clash detection identifies all potential issues. Produce isometric drawings, 2D plans, and elevation cuts for the field are accurate and clear.
- Develop all structures in conjunction with the site plan and mechanical/electrical system layouts and routing highlighting all penetrations.
- Develop 3D models utilizing drawings, sketches, and design skills. Check and navigate for interferences and constructability in 3D models. Complete detailed models that can be utilized for complimentary data and information as well as include bill of materials (BOMs)
- Clash detection for interdisciplinary coordination. This includes all vendor-related equipment and block references based on approved submittals.
- Track and maintain live model from inception to 100% design.
- Ability to use software to quantify material and equipment for tracking and monitoring construction progress.
- Ensure all code requirements are observed and accounted for in construction deliverables.
- Ability to communicate ideas / design problems or potential problems to construction and coordination team
- Coordinate/Manage Modeling Requirements and provide necessary assistance with project workload for/with the Construction Teams/Engineers as well as other technical members utilizing BIM.
- Coordinate, monitor, and provide BIM support to fulfill contractual requirements.
- Work with other BIM professionals both internal to Crowder and/or working with our teams.
- Report project progression updates and/or issues, potential setbacks.
- Provide lessons learned throughout the project.
- Complete as-builts by utilizing Request for Information (RFI) forms and or maintaining current model reflecting and documenting changes, Engineering Change Notices (ECNs) and red-marked drawings from construction to develop “Conformed to Construction Records” as required.
- Participate and contribute to project meetings as required whether in person or via Web Meetings as required by project/teams.
- Regular Job Site Visits if not located on site to maintain a close working relationship with project teams.
- Check design for consistency, safety, operability and maintenance requirements before submitting to checking.
- Resolve checked drawings; prove and understand provided comments.
- Augment models developed by outside sources to implement the use of a 5D estimating solutions and piece together complex composite models.
- Suggest and assist with the continuing development/discovery of new and emerging technologies.
- Prepare final drawings based on prior work examples and other input from designers, engineers and project managers.
- Maintain and improve knowledge of drafting techniques, standards, practices, and engineering procedures.
- Build and maintain sound, trusting relationships with co-workers, owners, engineers, subcontractors, and vendors.
- This position will collaborate with our engineering team and develop our designs, document our deliverables, and enhance our work product through the value of 3D spatial modelling and BIM.
- Assist the Director of Preconstruction, Preconstruction Manager, Estimating staff and Business Development/Marketing with project pursuits and preconstruction development. Primarily responsible for creating project models and augmenting provided models from outside sources.
- Leverage the value of BIM to enhance the development, analysis and most importantly the documentation of our design deliverables.
Skills, Knowledge, Qualifications & Experience:
- Able to read and understand Construction Drawings/Specs/Blueprints/ P&ID diagrams.
- Associate’s degree in BIM or equivalent applicable work experience. Field Experience is in construction is a plus. (Understanding of the interaction and installation and common issues related to construction of civil, mechanical and electrical construction disciplines.
- Minimum 2-3 years’ experience as a modeling practitioner working with project engineers, project managers, or general contracting business development teams.
- Self-starter with strong analytical and problem-solving skills who understands the tasks required to deliver projects and assignments successfully and in a timely manner.
- Assist in developing and deploying digital deliveries required by project teams.
- Excellent communication skills; Ability to multitask; Strong collaborator interested in working closely with teams. Consistent and methodical work processes.
- Proficient with Autodesk tools (AutoCAD, Revit, Navisworks, Autodesk Construction Cloud and Bluebeam) and be proficient with workflows between these programs.
- Proficient with standard Microsoft Office Programs.
- Demonstrate the ability to develop BIM drawings from verbal instructions, preliminary layouts, sketches, and project standards.
- Must be able to exercise independent judgment using technical knowledge.
- Strong attention to detail with emphasis on organization of complex information.
- Ability to work under a deadline and manage time efficiently.
- General knowledge of building practices, systems and assemblies.
- Experience/familiarity in construction layout and surveying methods, equipment (Total Station) and coordinate systems and being able to accurately incorporate survey data into Models is a plus.
