Culture Construction LLC is seeking an experienced Construction Superintendent for a 12-month contract position to manage field operations for the construction of a multi-unit apartment building. The ideal candidate will have substantial experience with new construction, specifically multi-family residential projects. You will be responsible for overseeing all aspects of field operations, ensuring the project is completed on schedule, within budget, and to the highest quality standards. You will work directly with the Senior Project Manager, Project Accountant, and Developer to ensure smooth project execution. Proficiency in ProCore construction management software is required to track and manage project documentation, communication, and progress.
Key Responsibilities:
- Field Operations Management: Oversee the daily on-site construction activities for a multi-unit apartment building project. Ensure all tasks are completed according to project specifications, timelines, and quality standards.
- Collaboration with Project Team: Work closely with the Senior Project Manager, Project Accountant, and Developer to coordinate schedules, resources, and project objectives. Maintain effective communication across all parties.
- Safety Compliance: Ensure strict adherence to safety protocols, OSHA standards, and all local regulations to maintain a safe work environment for all personnel on-site.
- Quality Control: Monitor and enforce high-quality standards across all stages of the construction process, addressing any issues promptly to ensure work meets or exceeds specifications.
- Budget and Resource Management: Assist in tracking project costs, managing resources effectively, and ensuring that the project remains within the established budget.
- Scheduling: Develop and manage the construction schedule, coordinating all trades and tasks to ensure the project progresses on time. Proactively address any delays or issues that could affect the timeline.
- ProCore Management: Utilize ProCore construction management software to track documentation, update schedules, communicate with the project team, and ensure project milestones are being met. Proficiency in ProCore is essential.
- Problem Solving: Effectively resolve on-site construction challenges, such as technical issues, material shortages, or personnel conflicts, ensuring minimal impact on project timelines.
- Reporting: Provide regular progress updates to the Senior Project Manager and Developer, ensuring that all stakeholders are informed about the status of the project, potential challenges, and key accomplishments.
Qualifications:
- Experience: Minimum of 5 years of experience as a Construction Superintendent or in a similar role, with a focus on new multi-family residential construction.
- ProCore Experience: Proficiency in ProCore construction management software is required for managing documentation, communication, and project tracking.
- Education: High school diploma or GED required; a Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred.
- Technical Skills: Strong knowledge of construction processes, industry best practices, and scheduling tools. Familiarity with construction management software (Microsoft Office Suite, ProCore, etc.).
- Knowledge: In-depth understanding of multi-family residential construction, including building codes, regulations, and safety protocols.
- Leadership: Proven ability to manage and lead construction teams, subcontractors, and laborers to ensure efficient project execution.
- Problem-Solving: Strong critical thinking and problem-solving skills, especially in fast-paced construction environments.
- Communication: Excellent verbal and written communication skills, enabling effective collaboration with clients, team members, and subcontractors.
- Certifications: OSHA 30-Hour Certification, First Aid, and CPR certifications are preferred.
Compensation and Benefits:
- Base Salary: $85,000 - $100,000 annually (contract rate), commensurate with experience.
- Success Bonus: A 10% annual success bonus based on project and individual performance metrics.
- Contract Duration: 12-month contract, with the possibility of extension based on project needs and performance.
- Benefits: This is a contract position, and as such, no health benefits or paid time off (PTO) are included.
