Job Description Summary

Effective communication with tenants, building owners, and maintenance personnel is essential.
A working knowledge of central chiller plants to schedule regular inspections, preventive maintenance, and repairs to optimize performance and extend equipment lifespan. Oversee the maintenance of boiler plants, ensuring reliable heating and hot water supply. Conduct routine inspections to prevent downtime and ensure safety.
Ensure all maintenance activities comply with local, state, and federal safety regulations, building codes, and environmental standards. Maintain thorough documentation of compliance efforts, including permits, inspections, and certifications. Maintain accurate records of all maintenance activities, including work orders, inspections, repairs, and compliance documentation.
Foster effective communication with tenants, building owners, and maintenance personnel to ensure timely and efficient completion of maintenance tasks. Provide regular updates and reports to management on the status of facility operations and maintenance activities.

Job Description
Key Responsibilities:
- CMMS Integration: Implement and maintain a Computerized Maintenance Management System (CMMS) to streamline maintenance operations, including work order management, asset tracking, and preventive maintenance scheduling.
- Coordination: Collaborate with tenants, building owners, and licensed skilled trades to ensure maintenance tasks are completed efficiently and on time.
- Site Assessments: Conduct regular site visits to evaluate the condition of building systems and identify potential issues.
- Preventive Maintenance: Work with the facilities management team to develop and implement preventive maintenance programs.
- Reporting: Provide regular updates and reports to management on the status of maintenance activities and CMMS performance.
- Training: Provide training and support to staff and contractors on CMMS usage, asset tagging, and QR code integration.
- Minimum of 5 years of experience in maintenance planning and scheduling, with a focus on building systems such as HVAC, electrical distribution, life safety systems, building automation systems, roofing, and facade construction.
- Proven experience with CMMS implementation and management.
- Excellent organizational and time management skills.
- Strong communication and interpersonal skills, with the ability to interact effectively with tenants, building owners, and licensed skilled trades.
- Familiarity with building codes, safety regulations, and industry standards.
- Proficiency in using maintenance management software and scheduling tools.
- Certification in maintenance planning and scheduling or a related field.
- Certified Energy Manager Certification to advance sustainability practices.
