Property Manager
Job Description: Property Manager for Low-Income Independent Senior Housing (55 ) for property located at 1100 W. Olive Avenue, Burbank, CA 91506
Hours of Service: Monday – Friday
9am – 6pm
Preferred Experience & Qualifications:
Minimum bachelor’s degree or equivalent experience. Experience working with seniors or other direct social services field is preferred. Proficiency in Microsoft Office. Ability to work effectively in both individual and group settings. Must have a valid CA driver’s license and reliable transportation. Possess written and verbal skills for effective communication. Competent in organizational and time management skills. Demonstrate good judgment, problem solving and decision- making skills. Friendly, outgoing, and patient personality.
Responsibilities (include but are not limited to):
Maintain building wait list for housing. Once notice has been placed by a current resident, Property Manager will begin contacting future residents in a timely manner. The goal is to have a vacant apartment turned and occupied in less than 30 days.
Process and approve applications according to the guidelines set forth by the City of Burbank Housing Authority.
Once an application has been approved, immediately secure with a deposit and schedule move-in date.
Prepare Rental Agreement/Addendums, move-in packet, and schedule move-in orientation.
Coordinate vacant unit turnovers with maintenance.
Collect, process, and promptly deliver rents to owner or as otherwise instructed. Late notices should be sent on the 4th day of the month.
Promptly respond to rental disputes and balance inquiries.
Ensure residents and their guests comply with the regulation set forth in the Rental Agreement and House Rules including COVID safety protocols.
Ensure compliance with all applicable rules in regards to the spa, gym, library, laundry rooms, and other areas.
Maintain individual case notes related to the status of families, document special circumstances, incident reports, and issues for residents’ file.
Ensure resident retention by addressing concerns and complaints and if necessary, referring residents to local agencies for assistance.
Conduct annual health and safety inspections to ensure residents are in compliance and maintaining a safe and sanitary environment.
Coordinate enrichment classes such as seminars on health issues,
Medicare, senior safety, etc.
Coordinate exercise programs, social events, and outings.
Publish monthly newsletter, calendars, and other flyers announcing ongoing activities.
Assist in scheduling reservations for special events with residents for community spaces.
Incorporating additional senior-specific programs and identify opportunities for collaboration.
Be accessible to all vendors, residents, maintenance personnel, and other staff.
Supervise and provide support and guidance to maintenance and onsite manager.
Supervise and schedule services for janitorial, spa, gardening and other routine maintenance needs.
Maintaining professional resident relationships.
Maintaining adherence to all guidelines related to confidentiality.
Prepare financial and building reports as required by employer.
Job Type: Full-time
Pay: $55,000.00 - $60,000.00 per year
