We are seeking a highly organized and detail-oriented Construction Project Administrator to join our team. The ideal candidate will have a strong understanding of construction project management principles and a proven track record of success in contract administration, procurement, and financial management. This role is crucial in ensuring the smooth execution of our construction projects.
Responsibilities:
- Contract Management:
- Review, analyze, and interpret construction contracts to identify key terms, conditions, and obligations.
- Administer contract changes, modifications, and extensions.
- Monitor contract compliance and enforce contractual provisions.
- Manage contract closeout processes, including final payment and lien releases.
- Procurement and Subcontract Management:
- Manage the procurement process for materials, equipment, and services.
- Issue purchase orders and subcontracts.
- Manage subcontractor payment applications and lien waivers.
- Change Order Management:
- Review and process change order requests.
- Obtain necessary approvals and issue change orders.
- Track change order costs and impact on project budgets.
- Financial Management:
- Prepare and submit monthly AIA project billing invoices.
- Track project costs and budgets.
- Lien Waiver Management:
- Obtain and track lien waivers from subcontractors and suppliers.
- Ensure timely release of lien waivers to protect the project.
- Additional Responsibilities:
- Provide administrative support to project managers and field staff.
- Maintain accurate project documentation and records.
- Assist with project closeout procedures.
Qualifications:
- Associates degree or higher in Business, Construction Management, Engineering, or related field. (Relevant experience in lieu of a degree will be considered)
- 3 years of experience in construction project administration.
- Strong understanding of construction contracts, procurement, and financial management.
- Proficiency in construction software, including Spectrum ERP (preferred).
- Excellent organizational and time management skills.
- Strong attention to detail and accuracy.
- Excellent written and verbal communication skills.
- Ability to work independently and as part of a team.
Salary Range:
The salary range for this position in Atlanta, GA is $60,000 - $80,000 annually, depending on experience and qualifications.
