Director, Development Finance

The Director of Development Finance oversees the financial analysis, partners with the development to track and report on project budgets, timelines, and milestones. This role is crucial in helping to manage the development portfolio, implement procedures, assessing risk, and ensuring the profitability and sustainability of data center developments. The ideal candidate will have a strong background in finance, real estate development practices, and project management coupled with strong leadership and communication skills.

Responsibilities:

• Transition initial underwriting templates and analyses into actionable working budgets and forecasts

• Establish development tracking guidelines and expectations across the US, Europe, and Japan

• Collaborate with the development team to set, monitor, and report on project milestones as well as create working budgets for tracking of performance of developments including contractors, subcontractors, and other consultants

• Generate monthly reports on development progress and reconcile them to underwriting

• Assist with the selection of general contractors, and vendors and assist in overseeing performance and invoicing of subcontractors.

• Review and approve all change orders

• Coordinate with Corporate FP&A to establish short and long-term cash flow forecasting for all of the development projects

• Collaborate with Procurement to standardize pricing and optimize costs

• Ensure budgets and projects align with customer design expectations lease commence dates

• Develop tracking and auditing mechanisms to evaluate performance against underwriting

• Working with Capital Markets on execution and diligence related to facility-level project financing

Qualifications:  

• Minimum of 10 years of experience in real estate or corporate finance a focus on construction and development, real estate acquisitions, dispositions, and investments. Knowledge of the data center industry is a plus

• Strong work ethic and commitment to operational excellence and process improvement

• Must be detail-oriented, and have the ability to read and understand contracts

• Must have strong interpersonal skills as well as excellent communication skills and an ability to engage with individuals at various levels

• Flexible and adaptable leadership that is calm under tight deadlines; ability to handle multiple projects concurrently

• Exceptional negotiation, communication, and interpersonal skills.

• Substantial knowledge and experience in developing and implementing financial best practices and procedures

• Ability to thrive in a fast-paced, dynamic environment and manage competing priorities with a sense of urgency

• Ability to effectively collaborate, work in a decentralized environment, and influence people under direct supervision, not direct supervision

• Demonstrated strategic thinking, problem-solving, and decision-making abilities

• Experience with Yardi, SalesForce, and/or OneStream software is a plus

Education / Certifications:

• BS Degree with an emphasis in Accounting, Finance, or Economics

• MBA/CPA/CFA is a plus
