About the Role: Compelled by their mission to provide top-notch solutions to clients while fostering a dynamic and synergistic work environment, our client is seeking an innovative, strategic leader with deep industry insight to join their leadership team. Reporting directly to the founding partners, and working in close collaboration with store managers and the Manager of Operations, the Regional Operations Director will be instrumental in driving revenue growth, expanding the company’s managed storage portfolio, and ensuring operational excellence across all facilities.
Key Responsibilities:
Business Development & Client Acquisition
- Develop and execute strategies to acquire new third-party management contracts.
- Represent the company at industry events, conferences, and networking functions to expand market presence.
- Build relationships with facility owners and key stakeholders to convert leads into long-term partnerships.
- Maintain a structured sales pipeline, tracking progress and prioritizing high-impact opportunities.
New Facility Onboarding & Integration
- Serve as the primary liaison between facility owners, staff, and corporate leadership during the onboarding process. Lead the onboarding process for new storage facilities, ensuring a smooth transition into company operations.
- Work closely with corporate leadership to align business strategies and goals with new acquisitions.
- Collaborate with owners to establish customized management plans that align with company standards and operational best practices.
Staff Leadership & Development
- Recruit, train, and mentor Store Managers. Provide coaching to improve sales, customer service, and operational efficiency—ensuring strong performance and leadership at each location.
- Build a culture of accountability, engagement, and performance at each location.
Market Strategy & Performance Management
- Conduct regular site visits to assess operational performance, security, and customer service quality.
- Monitor financial performance, occupancy trends, and operational KPIs, reporting insights to company leadership.
- Work closely with company leadership to analyze industry trends, competitor activities, and market demands to inform pricing, marketing, and expansion strategies. Develop pricing strategies, including rental rates, promotions, and occupancy forecasting. (Veritec Solutions)
Required Qualifications & Experience:
Education
- Bachelor’s degree
Experience
- 6 years of operations or facility management experience in the self-storage or commercial real estate space
