What are the responsibilities and job description for the Apartment Inspector position at DABCO Property Management, LLC?
DABCO Property Management has immediate openings for Full time Apartment Inspectors. Expect 5 to 15 inspections per day.
Apartment Inspectors document the condition of newly vacated apartments, property exteriors, and buildings identifying items that need repair, replacement, and cleaning. Inspectors will assist in determination of cause of damage, whether by mistreatment, neglect, or normal activity and age.
The job of Apartment Inspector is time sensitive. Apartments must be inspected before any other work can be done, so it is imperative that inspections are done as soon as the apartment comes available and be done quickly and efficiently so the proper restorative work can be scheduled.
All training will take place on the job. Other than transportation, all equipment required for the job is provided for you by DABCO and remains the property of DABCO Property Management.
SKILLS & ABILITIES
Attention to detail is highly valued in this position. Job skills include hand-held tablet operation, thorough written documentation, and ability to identify odors, damages and items requiring repair. Knowledge of basic maintenance and the ability to perform minor repairs is preferred. Ability to read and interpret written instructions. Ability to collect and analyze data for decision-making. Excellent communication skills, (i.e., written and oral). Excellent organizational skills. Self-motivation and ability to identify and complete needed tasks without direct supervision. Must be proficient in working independently and as a team.
Approx. 1/3 of apartments are on third floor, accessible only by concrete stairs. Successful candidates must be able to climb/descend flights of stairs repeatedly during work hours. Must be able to reach upper cabinets. Ability to walk, bend, push, pull and lift repetitively during work hours.
Thorough inspections rely heavily on being able to smell and identify odors. For this reason, nonsmokers are preferred but not required.
Workload will be dependent on the number of apartments vacated on any given day. This will fluctuate. Inspectors are required to be available during designated hours. For candidates desiring full time work, there is the possibility of cross-training for other jobs as needed and available. Must be able to pass an employment screening. Some weekends and overtime may be required as needed.
LOCATIONS
The job of inspector requires you to work at several properties, all located within a 2-mile radius in Pullman. For this, you must have and use your own reliable vehicle, with valid drivers’ license and insurance. Compensation for gas used on the job is included in the wage offered.
