Position Summary


To assist Property Manager in directing the overall operation of the Leasing Center, including, but not limited to training staff, scheduling daily activity of office staff, leasing apartments, maintaining accurate leasing records and to coordinate all marketing efforts. Report directly to Property Manager.


Responsibilities include the following. Other duties may be assigned.


  • Lead leasing staff with positive attitude and promote company policies and procedures
  • Help create up beat/positive atmosphere to achieve property occupancy goals
  • Provide leadership through training, development, and mentoring of the leasing staff
  • Assist Regional Manager with training seminars and educational techniques
  • Coordinate and participate in all training seminars
  • Supervise leasing team with paperwork, applications, leases, apartment inspections, thank you cards, approval letters, follow-up calls, lease signing to ensure accuracy and completion in timely manner
  • Ensure maximum rentals by reviewing and improving guest cards, leasing presentations, follow-up procedures, customer service techniques and inspection of rent ready apartments
  • Evaluate and review the performance of leasing personnel and report to supervisors with concerns, compliments and/or areas requiring improvement
  • Sign off on applicants approvals from Credit Retriever with the exception of conditional approvals which must be deferred to the Property Manager for direction
  • Present all new lease files to Property Manager for approval prior to any lease signing
  • Update and ensure accuracy of Unit Availability Report daily and submit to leasing and maintenance staff
  • Create monthly leasing staff schedule
  • Compile and submit monthly commission report to Regional Director
  • Lease apartments which include conducting rental inquiries and tours of the community
  • Enter applications and leases into the Yardi computer system
  • Answer phone and greet visitors in a friendly, professional manner
  • Assist with handling customer relations that include special requests, move-ins, move-outs and questions regarding community policies
  • Accountability for property’s sales and overall achievement as it relates to leasing goals and retention goals
  • Assist in the coordination of collateral materials
  • Maintains a well-organized Leasing Center
  • Compile and submit Weekly Activity Report to Regional Director including analysis of conversion ratio
  • Assist in the creation of marketing strategies
  • Perform and update market survey on monthly basis and submit to Regional Director
  • Performing outreach, training or demonstration of apartment homes to increase occupancy
  • Coordinate and participate in community events such as: grand openings, groundbreaking ceremonies, ribbon cutting ceremonies, professional fairs, etc.
  • Participate and assist with resident activities, open houses, and other events to promote community
  • Weekend work is required as well as flexibility in work schedule as determined by Property Manager, Regional Manager and/or Regional Director
  • Must understand and promote Fair Housing regulations
  • Ensure supply of promotional items
  • Gain a thorough understanding of the market conditions by evaluating the community and adjacent competition
  • Must be able to adhere to change and meet corporate demands
  • May be asked to assist in the lease-up of new or troubled communities as needed
  • Update Regional Manager weekly on status of miscellaneous functions, i.e., event planning, outreach results, training plans and results, etc.
  • Submit monthly objectives and schedules to Property Manager, Regional Property Manager and Regional Property Director
  • Assist or organize other related marketing and promotional projects as needed

Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.

Education/Training/Experience


  • Bachelor’s degree (B.A.) from four-year college or university; or 3-5 years specifically related experience and/or training; or equivalent combination of education and experience
  • Experience should include the ability to identify marketing trends and design
  • Consistently meet or exceed leasing requirements
  • Exhibit leadership skills measured by the success and moral of leasing team
  • Outstanding written and oral communications skills
  • Extremely strong organizational skills, with the ability to manage multiple priorities
  • Ability to make presentations to a small or large group, as needed
  • Detail orientated, deadline driven style of working required
  • Professional demeanor required at all times
  • Candidates may be tested for relevant position knowledge
  • Candidates must submit to and pass a complete background check


Supervision Received


  • Reports directly to community Property Manager, Regional Manager and Regional Director
  • Provides supervision to Leasing Staff
