POSITION SUMMARY :
The Leasing Manager is to overall all aspects of the leasing process and overall goal is to attract and retain tenants while ensuring high levels of satisfaction and operational efficiency. Key duties include developing leasing strategies, managing leasing agents, maintaining market awareness, and fostering positive relationships with tenants and external stakeholders. The Leasing Manager plays a critical role in driving the success of the property by attracting quality tenants, maximizing rental revenue, and fostering positive tenant relationships.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Supervises a team of leasing consultants to ensure maximum occupancy of rental units at all times and a high renewal rate.
- Monitor leasing performance metrics, such as occupancy rates, leasing velocity, and rental income, to assess the effectiveness of leasing strategies.
- Prepare regular reports for senior management to track progress and identify areas for improvement.
- Develop marketing campaigns, promotions, and specials to advertise the property, amenities, and available units to increase occupancy.
- Advertise the property through media relations and posting on social media platforms.
- Set and achieve monthly sales goals, motivating the leasing agents in the office to follow your lead
- Provide guidance, training, and support to leasing agents to enhance their performance and productivity.
- Ensure that all community areas, including the amenities and leasing office, are in perfect condition
- Process move-in paperwork for qualified applicants and audit leasing agents’ prospects & new resident files
- Encourage prospective tenants to lease from us by positioning our property and its units in a favorable light and offering the best possible customer service
- Process service requests from new move-ins and ensures prompt response to inquiries
- Negotiate contract agreements
- Inspect the property's vacant units and location for safety and security
- Conduct regular reporting and reviews of occupancy, prospect traffic, comp surveys, and prospect and new tenant trends.
- Show apartment units to prospective tenants and process move-in paperwork for qualified applicants
- Maintain a strong closing ratio
- Encourage prospective tenants to lease from us by positioning our property and its units in a favorable light and offering the best possible customer service
- Process service requests from tenants and ensures prompt response to inquiries
- Performs other related duties as assigned
