What are the responsibilities and job description for the General Laborer position at Dawn Homes Management, LLC?
The General Laborer is responsible for maintaining the appearance of the apartment community (s) to ensure a clean
and safe environment for the residents. Duties include upkeep of grounds, parking lots, building exteriors,
amenities, preparation of apartments for market ready status, leasing office, and other community buildings of one
or more multi-family residential apartments.
Responsibilities include: (but are not limited to)
• Upkeep of grounds, parking lots, building exteriors, amenities, leasing office and other community
buildings on a daily basis
• Assists in the preparation of market ready units during turnover periods, including cleaning and removing
trash from vacant and/or model apartments
• Identifies and reports maintenance and appearance concerns for upkeep and repairs on exteriors, grounds,
apartments, models, garages, clubhouse and/or other common areas
• Assists maintenance staff when needed on “light” work orders such as replacing a light or fixing exterior
lights as needed, repairing broken fences, cleaning exterior lights, light painting
• Assists leasing staff when needed such as delivering notices to residents, tagging broken-down cars on
property and other light duties assigned
• Performs minor repairs and maintenance procedures on equipment utilized in grounds-keeping/cleaning
• Ensures proper inventory control and upkeep of grounds/cleaning equipment and supplies
• Maintains and cleans apartment community pool (s)
• Assists and unloads deliveries
• Performs snow removal duties and salting of property (s) as needed
• Other duties as assigned
Required Skills and Experience:
• 1-3 years’ experience in grounds-keeping or general labor preferred
• Ability to work independently and in a team environment
• Knowledge of and ability to operate grounds and cleaning equipment
• Ability to effectively communicate and interact with managers, co-workers, vendors and residents
sufficient to exchange or convey information and to give or receive work direction
• Attention to detail and quality control under timelines
• Initiative to identify and to positively solve problems within established processes
• Excellent interpersonal skills
• Ability to be at work regularly and on time
Must have valid driver’s license & acceptable driving record
Reliable transportation required
Ability to work weekends or extended hours as required
PHYSICAL REQUIREMENTS-
• Constant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders,
grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carry in the performance of duties
• Must be able to lift up to 50 pounds unassisted
