Job Overview
We are seeking a skilled and experienced Maintenance Technician III to join our team. The ideal candidate will possess a strong background in residential property maintenance and mechanical knowledge.
This position is responsible for performing skilled tasks in a variety of trade areas for the purpose of keeping developments and rental units in a decent, safe, and habitable condition. This position performs tasks associated with all construction trades including carpentry, electrical, plumbing and HVAC tasks associated with the repair, replacement and maintenance of furnaces, hot water heaters, sprinkler systems, major and various small appliances. Position is required to take a lead role in energy and water conservation and may require training on specific equipment. Performs preventive maintenance to building HVAC systems and grounds maintenance, as needed. Responsible for all aspects of preparing the development and residential units for occupancy. This role is essential in ensuring the smooth operation of our equipment and facilities, providing technical support, and maintaining high standards of safety and efficiency.
Essential Duties & Responsibilities:
- Prepares vacant units for occupancy by washing walls, floors, doors; cleaning, repairing or replacing appliances, which includes but is not limited to stove, range hood cover, refrigerator, and kitchen and bathroom fixtures. Washes windows, window screens, screen doors, furnace vent cover and bathroom fan cover. Strips and waxes, repairs/replaces vinyl tile floors, and cleans/shampoos carpets.
- Perform repairs, replacements, and maintenance on refrigerators, electric and gas ranges, as well as other appliances and fixtures.
- Performs seasonal landscaping maintenance to include cuts, trims, edges and waters grassy areas during the growth season; prunes bushes, does minor tree trimming and lays sod as well as snow removal.
- Performs daily common area and office cleaning and maintenance
- Assists with scheduling and communicating with subcontractors, making sure the building and specific rooms are accessible to subcontractors.
- Conducts structural and grounds inspections and assists management with unit inspections.
- Records and processes work orders related to maintenance as directed. Records all hazardous conditions and reports them immediately to maintenance supervisor and/or manager, daily if required.
- Maintain, clean, and repair tools and equipment; ensure proper storage when not in use.
- Clearly communicates maintenance materials and supply needs; assists with the organization of the site maintenance shop.
- Performs low voltage repairs, replacement and preventive maintenance on all low voltage parts and equipment such as zone valves, sprinkler timers, solenoids, thermostats and communication wires.
- Inspects, repairs and/or replaces switches, receptacles, GFCI outlets, outlet covers, breakers, ballasts, lighting fixtures, fuses, electrical panels in common areas and units for electrical hazards and makes repairs as needed.
- Read and report error messages on photovoltaic systems, and program lighting timers, occupancy sensor switches, or vacancy sensors
- Performs all necessary repairs to HVAC equipment including gas fittings, pipe and valves.
- Trouble-shoot, diagnose and repair or replace wiring, circuit boards, and fuses in all associated equipment.
- Installs, repairs or replaces motors, venting, and wiring.
- Read trouble signals on equipment and communicate that information to subcontractors and other departments.
- Repairs or replaces water heaters and venting.
- Repairs or replaces plumbing waste and supply pipe.
- Ability to operate all drain-cleaning machinery.
- Performs minor plumbing repairs to include unclogging sinks and disposals, changing faucets and washers.
- Monitors temperatures of boilers and common areas daily as required, and where applicable.
- Repairs/replaces doors, jams, sub-flooring and flooring, locks, latches, screens, window coverings, glass replacements; and, maintains playground equipment, fencing and other common area components.
- Performs physical inspections of all Energy Conservation Measures
- Provide guidance to residents on energy efficiency best practices
- Monitor (via computer and or email) landscape irrigation and HVAC automated software systems and report alerts and alarms to supervisor for repair and or correction
- Other duties as assigned.
Minimum Qualifications:
Education:
- High School diploma or GED
- A combination of appropriate education and experience may be substituted for the minimum education and experience requirements.
Experience:
- Minimum five years of experience in the building maintenance field to include skilled experience in one or more of the following: carpentry, plumbing, electrical, HVAC, hot water systems.
- Proven experience in residential maintenance or a related field.
- Strong mechanical knowledge with the ability to troubleshoot various types of equipment.
- Familiarity with low voltage systems is preferred.
- Ability to communicate effectively.
License and/or Certifications:
- Valid Colorado driver license and an acceptable driving record.
- DHA Certification in Fuel Piping & Concepts, completed within six (6) months of employment or promotion.

Pay: $28.74 - $35.93 per hour
