The Pre-Construction Manager plays a pivotal role in the success of rehabilitation sales programs for the Detroit Land Bank Authority. This position ensures that all pre-construction processes are efficiently completed prior to the project hand-off to construction teams. By partnering with the Assistant Director, the Pre-Construction Manager monitors risk, develops mitigation strategies, tracks schedules, and organizes key stakeholder meetings with contractors and vendors. This role emphasizes coordination and monitoring rather than hands-on design work.
ESSENTIAL DUTIES AND RESPONSIBILITIES :
Lead and manage the Pre-Construction Design Project Manager and vendors, collaborating closely with the Administration Manager, Special Project Managers, and Inspection & Scoping Managers.Oversee and manage all Pre-Construction processes to ensure smooth project initiation.Assess risks and develop proactive strategies to mitigate potential challenges.Collaborate with the Financial Vendor Project Manager 1 to review and analyze bids and quotations.Monitor Pre-Construction project schedules, ensuring timelines and milestones are met.Organize and facilitate meetings with contractors, vendors, and other stakeholders.Coordinate the distribution of drawings, plans, and other construction documents.Ensure compliance with building codes, zoning laws, and industry regulations.Oversee the transfer of project information from design to construction stages.Prepare progress reports on Pre-Construction activities for internal and external stakeholders.Conduct site visits to assess existing conditions and inform scoping activities.Develop bid scopes for construction trade packages and Requests for Proposals (RFPs).Manage billing and cost procedures during Pre-Construction phases.Support budget preparation and reviews, ensuring alignment with project goals.Support Procurement preparation activities and drafting of documentsPresent updates on job costs, schedules, and budgets at regular intervals.Attend company and industry events, including meetings, trainings, and workshops.Perform other related duties as assigned or necessary.QUALIFICATIONS :
Bachelor's Degree in Business Administration, Architecture, Engineering or related field, or equivalent experience required.At least five (5) years of recent Real Estate Experience in development, renovations, and / or new construction required.A valid driver's license.Strong technical knowledge in areas such as cost estimating, project scheduling, and bidding processes.A solid understanding of the construction industry.Job site safety requirements, contract management, planning and scheduling, budgets, building products, and relevant technology.A high level of fluency in reading plans, specifications, and related project documents.Strong sales, negotiation and communication skillsStrong organizational and time-management skillsAbility to work independently combined with excellent interpersonal and customer service skillsAbility to accurately estimate the property's value by looking it over and comparing it with similar properties in the marketAbility to multi-task, make decisions and problem solvePleasant and trustworthyKey competencies are leadership, initiative, communication, empathy, teamwork, managing for results, and coaching & mentoring.Technical Skills : ProCore, On-Screen Take-off, Home Designer Pro, Home Developer Pro, Sketchup, Building Connected, CoConstruct, Smartsheet, MS Office Suite.BENEFITS & PERKS
