OVERVIEW:
The Assistant Construction Superintendent (ACS) offers critical support to Construction Superintendents at project sites within our six county footprint. ACS will assist Superintendents by securing and delivering construction materials to project sites, maintaining site safety measures, site cleanliness and organization, meet with Subcontractors, Building Inspectors and other project partners when Superintendents have time conflicts. ACS will inspect sites and provide progress updates to Superintendents as needed. ACS duties will represent /-75% of employee responsibilities.
Duties of Property Maintenance Technician (PMT) will represent remaining /-25% of employee responsibilities. These duties will include light landscaping services (brush clearing, mowing, installation of mulch/ planting mediums etc.), light handyman services (installing office fixtures, repairing drywall, interior and exterior painting, light carpentry, minor plumbing repairs, and inspecting/ troubleshooting property deficiencies) at DevNW properties and offices.
REQUIRED COMPENTENCIES:
- Minimum 5 years in the construction industry with a visible track record of performing a wide range of construction related tasks.
- General understanding of the process of residential construction and familiarity with the fundamentals of trades involved in residential construction (excavation, concrete, framing, roofing, siding, plumbing, electrical, HVAC, insulation, drywall, painting, finish carpentry, floorcoverings).
- Comprehension of architectural renderings, plans/ blueprints, civil engineering documents, and project specification documents.
- Organizational processes to manage weekly responsibilities, including reporting to direct supervisors, careful timekeeping and documentation of duties completed.
- Ability to communicate clearly and effectively, in person, by phone/ text, and email with various partners.
- Ability to safely operate a company vehicle and haul a trailer. Clean driving record required; eligible to be insured on company Auto Insurance policy.
- Proficiency in Microsoft Office suite, Adobe, and Zoom.
RESPONSIBILITIES:
The Assistant Construction Superintendent and Property Maintenance Technician may perform any or all of the following duties, directly.
- Efficiently and safely purchase, load and deliver building materials to project sites.
- Inspect sites for cleanliness, organization and safety standards, and clean, organize and implement safety standards if deficient.
- Communicate with subcontractors, building inspectors and other project partners on behalf of Superintendents and provide detailed reports of meetings to responsible Superintendent.
- Compare project calendars to real-time activity and report progress to responsible Superintendent.
- Perform in-progress count/ take-off of building materials at project sites and report to responsible Superintendent if/as additional materials are needed.
- Perform light landscaping, including mowing, edging, weed-whacking, brush clearing, and delivery and installation of mulch, rock, and planting materials.
- Perform light handyman and construction services, including carpentry, drywall repair, painting, and plumbing repairs.
- Inspect, troubleshoot/ diagnose building deficiencies.
