The Owner's Representative in Property Management serves as a trusted liaison between property owner, ensuring that the owner's goals and interests are consistently represented and achieved. The ability to exercise discretion when handling confidential information is essential. This individual is responsible for overseeing property construction projects, ensuring efficient project management of the project management company, and maximizing the value of the projects for the property owner.
- PMP certification preferred
- 3 years of experience in project management, real estate, construction or a related field
- Strong financial acumen with experience in budgeting, forecasting, and analysis
- Excellent communication and negotiation skills
- Proficiency in project and property management software and tools
- Demonstrated ability to oversee multiple projects and teams simultaneously
- College degree required
- Up to 50% Travel, mostly flexible travel dates
- Passport required
· Manage communication between owner, architect, general contractor, and other consultants
- Coordinate with owner and design team to execute the project design that meets the project goals, budget and schedule
- Procuring qualified vendors with the owner (e.g., architect, general contractor, landscapers, A/V contractors, etc.)
- Interact and correspond to HOA associations as needed
- Track permit issuance by contractor, ensure permits are in place, and track closeouts of permits
- Inspect grounds, facilities, and equipment routinely to determine the necessity of repairs or maintenance.
- Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties.
- Manage and oversee operations, maintenance, administration, and improvement of commercial, industrial, or residential properties.
- Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs, or property availability.
- Ensure vendors licenses, certifications and insurances are up to date
- Prepare detailed budgets and financial reports for properties.
- Direct and coordinate the activities of staff and contract personnel and evaluate their performance.
- Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations.
- Solicit and analyze bids from contractors for repairs, renovations, and maintenance.
- Prepare and administer contracts for provision of property services, such as cleaning, maintenance, and security services.
- Purchase building and maintenance supplies, equipment, or furniture.
- Act as liaisons between on-site managers or tenants and owners, including but not limited to overseeing maintenance and repair activities and monitoring security systems and protocols.
