We have an exciting opportunity for Facilities Superintendent!

Under the direction of the Facilities Director, coordinate the day-to-day activities of the facilities staff in implementing and supporting the facilities functions at the Center. Responsible, either alone or in concert with other facilities staff for the maintenance of the shopping center’s electrical, plumbing, mechanical, structural and building automation systems, etc.

Your day to day responsibilities will include…

  • Implement, coordinate and support, with a flexible and proactive approach, the facilities management program to ensure that the asset value of the center is maintained and protected.
  • Utilize the Computer Management Maintenance Software (CMMS) program to schedule preventive maintenance, including detailing procedures and noting all necessary information for the thorough and satisfactory completion of the task.
  • Assign and oversee the completion of the daily workload of the facilities personnel, while utilizing the CMMS program to organize and track the staff’s work performance.
  • Be familiar with and follow the procedures listed in the Facilities Procedures Manual.
  • Serve as an integral member of the Center’s Operation Team.
  • Coordinate orientation and training programs for new and established personnel to ensure that all employees’ performance levels are in line with the high-quality organizational standards.
  • Create and maintain the schedule for the facilities staff, ensuring that there is proper coverage to meet the business needs of the center.
  • Efficiently and effectively perform maintenance and repair tasks of the center, including, electrical, mechanical, plumbing, architectural features, finishes and other components and systems.
  • Assist the Facilities Director with overseeing the service contractors (i.e., cleaning, landscaping, HVAC, etc.).
  • Assist the Facilities Director with the management of major projects.
  • Research and shop for the best pricing for required parts, tools and/or equipment. Order and stock spare parts, as necessary, in order to maintain the proper working operation of all HVAC equipment.
  • Keep all equipment and tools organized and secure, as well as in safe working order.
  • Assist the Facilities Director with the development, implementation and monitoring of the CAM and Owners budgets, as they relate to Facilities, while ensuring the proper coding of all expenses.
  • Assist the Facilities Director with development of the Center’s 10-year plan(s) for maintenance and replacement of major cost items, (i.e., parking lots, HVAC systems, roof, etc.).
  • Assist the Facilities Director with overseeing tenant construction, renovation and remodels, while ensuring compliance with company standards.
  • Coordinate and/or assist with the work of the centers contracted outside vendors, including requests for proposals, purchase orders, project requisitions and contract preparation, as they relate to the areas of applicable responsibility.
  • Maintain documentation, such as base building drawings, tenant construction drawings, OEM manuals, specifications, cut sheets, etc. and a comprehensive asset database in CMMS, as they relate to applicable areas of responsibility.
  • Ensure OSHA compliance in all applicable areas, including PPE requirements, hot work permits and lock out / tag out procedures.
  • Support all programs that are initiated by other departments within the organization, (i.e., Marketing, Security, Customer Service, Leasing, Specialty Leasing, SP&D, etc.).
  • Ensure that all procedures, values and key issues are clearly communicated, understood and adhered to by the staff.
  • Serve as “technician-on-duty” in rotation with other team members, with responsibility to properly address any facilities related emergencies or requests from others that may arise.
  • Participate at the center staff meetings by providing input, suggestions and/or constructive criticism, when applicable.
  • May assist the Facilities Director in the process of interviewing of new personnel for the facilities department.
  • May recommend the use of overtime within the department, if necessary, with approval of the Facilities Director.
  • Provide the Facilities Director with feedback on the performance of facilities staff members.
  • Other duties as assigned.

The ideal candidate will have…

  • Must have an understanding and ability to work on computer programs, such as preventive maintenance programs, building automation systems, word processing systems, etc.
  • Must have a strong working knowledge of electrical distribution principles and practices
  • Must have a strong working knowledge of plumbing, mechanical and fire protection systems
  • Must be able to read and accurately interpret blueprints and schematic diagrams
  • Must be willing to work occasional weekend shifts as necessary
  • Minimum of 5 or more years of experience in facilities maintenance at large facility or with a related service operation is required
  • Supervisory experience is preferred
  • High School diploma or equivalent is required
  • Associates Degree and/or Technical Certifications are preferred
  • Must be bilingual in Spanish and English
