Job Description:
Southern California based Commercial Real Estate Investment company is looking for an experienced in-house Construction Manager. The position has just become available and is ready for the selected professional immediately. The chosen candidate shall be responsible for the physical aspects of the company’s portfolio of commercial and industrial properties, including, but not limited to, R&M and replacement oversight of major Cap-X projects (roofs, elevators, HVAC mechanical systems, common area improvements), as well as all tenant improvement and building rehab construction activities. This is an opportunity to work with a well-capitalized company that has owned its properties throughout California for 30 years.
Responsibilities:
- Conduct walk-throughs on all properties to visually assess the safety and efficiency regarding maintenance/operation of the physical structures, mechanical, electrical, HVAC systems, fire/life safety, and any other related equipment.
- Track, manage and direct oversight on all tenant and capital improvements from start to finish, vacant space marketing improvements, and assist property managers in technical support.
- Communicate with executive leadership through oral and written reports on the status and completion of all repairs, replacements, routine maintenance, preventative maintenance, tenant improvement and capital improvement projects.
- Collaborate with, while reporting to, the Asset Manager regarding the specific and overall condition of buildings, offering prudent and cost-effective solutions and proposals, as needed.
- Work with executive leadership on new asset purchase opportunities, assessing condition of improvements and other physical attributes of targeted properties.
- Oversee and manage bid process; navigating vendors, contractors & sub-contractors, and overseeing bid-selections and corresponding contracts.
- Take the lead on invoicing approvals, payment schedules, lien releases and project closeout files.
- Supervise and cultivate quality and competitive working relationships.
- Support Asset Manager in the annual property budgeting process.
- Support monthly cashflow needs/projections as to pending construction related projects.
- Forward thinking, savvy relationship builder, proactive leader with an eye for quality work.
NEEDED Qualifications:
- 10 years of commercial building construction management experience directly with asset ownership groups, and or service providers on behalf of asset ownership groups.
- Experience in Leasehold construction including; tenant improvements, Title 24 regulations, Life Safety and Building Code compliance a plus.
- Experience in Capital improvements including: roof maintenance and replacement, HVAC repairs and replacements, common area renovations, elevator service and renovations, and parking lot slurries and repairs.
- Experience in Building Operating Systems a plus; including electrical, plumbing, energy management systems, access control systems, elevators, roofs and foundations.
- Experience in the bid process, reviewing construction plans, reviewing engineering plans, and city and government permits/licensing processes.
Physical Demands:
- Some Southern California Travel Required (car) – Must have a reliable vehicle and able to drive to our properties ranging from San Diego to Westlake Village.
- Must be able to conduct job walks, property walks, standing/walking for longer periods of time, climbing ladders, and the like.

Pay: $100,000.00 - $140,000.00 per year
