Key Duties & Responsibilities
The Commercial Project Manager will manage all commercial door, frame, and hardware (DF&H) projects and assist with estimating new projects with current and prospective general contractors. Key duties include:
- Successfully manage from A-Z all new DF&H projects that we are awarded
- A strong working knowledge of the commercial door, frame and hardware product lines from Allegion and Assa Abloy
- Assist our DFH Estimator with door, frame & hardware estimates using architectural drawings and specifications
- Interpret architectural specifications as they relate to both national and local jurisdiction codes when preparing estimates
- A strong working knowledge of Microsoft Excel
- Strong communication skills, both verbal and written.
- Effectively create and communicate RFI’s with general contractors and architects
- Ability to meet with owners, architects, engineers and general contractors to discuss any portion of our contract needed (i.e., prepare specific door, hardware and keying schedules, review construction needs, installation dates, etc.)
- Prepare and present complete bid packages for materials and installation
- Pursue additional contractors bidding the same project and provide our bid to them in a timely manner
- Track all projects, bids and opportunities
- Pursue bids actively until they are awarded
- Prepare detailed and complete submittals for architectural review for all products and services we offer
- Manage the full cycle of each project carefully to keep on schedule and on budget
- Prepare purchase orders for materials
- Work efficiently and make sound decisions to keep several projects running at the same time, while looking ahead and working on proposals for your next projects
- Go in the field for site surveys and job walks
- Coordinate installation with in-house installers and 3rd party sub-contractors
- Complete monthly SOV’s to ensure projects are billed correctly and in a timely manner
- Provide monthly profit / cost projections as well as month end project completion and profit reports
- Create and track change orders
- Track all change orders
- Adhere to company’s core values and SOP’s
Additional responsibilities include:
- Cultivating existing customer relationships
- Sourcing and growing new customers
- Initiating, developing and maintaining business relationships and expanding Doors & Windows West Customer base
- Consistently and professionally communicating with internal employees, clients, vendors & sub-contractors
- Managing and finding qualified subcontractors
- Monitoring division 8 inventory levels and utilizing the appropriate products on new projects when applicable
As the individual shows strength and knowledge in their field, they will have the ability to grow with the company as we expand into other areas and locations.
Requirements
- At least 18 years of age
- College degree preferred, but not required.
- A strong working knowledge of the commercial door, frame and hardware product lines
- Field experience is not required, but is a plus for the right candidate
- Strong integrity, work ethic, accountability, and trustworthiness
- Ability to work under pressure, meet deadlines, and manage multiple projects simultaneously
- Must be able to work in a team environment.
- Proficient in Microsoft Office (Outlook, Word & Excel)
- Clean DMV / Driving record
- Pre-employment drug testing and background check
