POSITION SUMMARY: Performs a variety of semi-skilled maintenance duties required for proper operation, maintenance and repair of facilities, utilities, and related structures to ensure compliance with HUD/THDA/Rural Development housing standards. Train maintenance technicians. Travel within multiple surrounding properties is required.
DUTIES AND RESPONSIBILITIES / ESSENTIAL JOB FUNCTIONS:
- Perform maintenance duties including cleaning, minor plumbing, painting, electrical or carpentry repairs in occupied or vacant units with good quality and workmanship to meet applicable state, local, and federal laws, and regulations.
- Complete preventive maintenance, grounds maintenance, basic housekeeping, and general upkeep on properties.
- Prepare vacant units as assigned.
- Direct contracted projects to ensure adherence to specifications.
- Continually inspect facilities to determine needed repairs, replacement, or improvement and report needs.
- Complete outside grounds work and seasonal maintenance requirements such as leaf pick-up, snow removal, salting of sidewalks, gutter cleaning, pressure washing buildings, etc.
- Clean, sweep, mop, and empty trash in office/community areas as needed.
- Purchase and deliver supplies and materials required to meet housing program needs.
- Prioritize work orders and coordinate multiple projects simultaneously.
- Respond to after-hour emergency calls as needed.
- Accompany pest control or other contracted service workers a needed.
- Perform and / or coordinate emergency building repairs.
- Train new Maintenance Technicians on expectations and procedures.
- Participate in REAC or pre-REAC inspections to evaluate and ensure facilities are being properly maintained.
- Assist with maintenance needs in surrounding properties as needed and as assigned by the Director or Assistant Director.
OTHER JOB RESPONSIBILITIES:
- Maintain valid driver’s license and proof of liability insurance on vehicle.
- Follow established safety procedures in performance of work and wear PPE as required.
- Comply with all rules, policies and procedures of housing program, funding sources, and agency including maintaining confidentiality of residents and agency information.
- Travel within surrounding service area to other properties and meetings as needed.
- Assume and perform all other duties as assigned.

ROLE QUALIFICATIONS :
Education Requirements:
- Minimum of a high school diploma or GED preferred.
- Certifications of maintenance or technical training preferred.
Experience Requirements:
- One or two years of previous experience in apartment maintenance work such as plumbing, electrical, painting and carpentry repairs.
Other Knowledge, Skills, and Abilities:
- Working knowledge of various trades including plumbing, electrical, carpentry, and painting.
- Possess good general mechanical aptitude.
- Basic computer skills including Email and Employee Web Service to clock in/out.
- Ability to use reasonable judgement and be tactful when dealing with other staff and residents.
- Must be able to understand and follow written and oral instructions.
- Give careful attention to work and be able to physically and mentally react immediately to unexpected circumstances.
- Travel in surrounding service area.
WORK SITE: Assigned apartment complex locations.
SUPERVISORY RESPONSIBILITIES: Does not supervise anyone.
