Residential Estimator

DSW Homes is seeking qualified candidates to fill the position of Proposal Estimator. The Proposal Estimator reports to the VP of Business Development. Candidate should be self-motivated, detail oriented, able to multi-task with advanced problem-solving techniques, proficient in communication skills with timely follow up, uphold high value for customer service relationships and exemplify integrity, passion, and professionalism. Essential Functions including but not limited to:

· Meet bid date schedules and deadlines for residential projects

· Review, read and interpret architectural drawings and specifications

· Perform quantity take-offs using a systematic, methodical, detail-oriented process for rehabilitation, reconstruction, and new projects

· Review and understand contract and bid documents

· Prepare a responsive bid submission, including aiding in the filling out of bid paperwork

· Ensure compliance with all bid requirements

· Coordinate with division managers to understand capacity and need for work in different regions

· Solicit pricing from and negotiate with subcontractors and suppliers

· Support in the transition from the award of contracts to the hand off to pre-construction activities

· Aid in the research and identification of new bid opportunities

· All other duties as assigned

Education and Skill Requirements:

· Residential experience required

· College education in Construction Management or equivalent

· Experience with Xactimate and Bluebeam is strongly preferred

· Excellent written and verbal skills

· Ability to manage multiple tasks and projects simultaneously with a high level of accuracy

· Strong analytical and problem-solving skills, particularly in managing obstacles and avoiding potential delays
