Duckett Management is looking for a reliable, professional Construction and Property Superintendent to oversee both rental properties and those under construction. The ideal candidate will handle tenant interactions, property maintenance, and construction site coordination while maintaining clear communication with the Property Manager and landlord.
⏳ Hours: 20-25 hours per week, with potential for increased hours as additional projects are onboarded.
Specific Duties· Tenant Management:
- Handle tenant move-ins and move-outs, including key distribution and collection.
- Respond to tenant concerns, maintenance requests, and emergencies promptly.
- Conduct move-out inspections and notify the Property Manager of necessary repairs or updates.
· Property Oversight:
- Perform weekly exterior inspections of all properties.
- Ensure compliance with building rules, regulations, and city requirements for garbage removal.
- Coordinate or oversee repairs and maintenance in consultation with the Property Manager.
- Maintain an inventory of building and construction supplies.
· Construction Site Coordination:
- Visit construction sites regularly to monitor progress and check for material needs.
- Assist with material deliveries and ensure subcontractors have necessary supplies.
- Serve as an assistant to the lead carpenter as needed.
- Check with the permit office and track permit status as required.
This is a part-time position (20-25 hours per week) with the opportunity for increased hours as additional projects are onboarded.
Requirements
- 2-3 years of experience as a superintendent or in a similar role
- Basic skills in plumbing, electrical work, carpentry, and drywall application
- Strong attention to detail and ability to work independently
- Excellent communication, leadership, and problem-solving skills
- Must have a reliable vehicle and a valid driver’s license
- Must own a smartphone and be able to respond to emails, texts, and receive guidance from the Property Manager or landlord
- High School Diploma, GED, or Trade School Certification
