Overview
We are seeking an experienced and dedicated Commercial Property Manager to oversee the operations and management of our commercial properties. The ideal candidate will possess strong organizational skills, a thorough understanding of property maintenance, and a commitment to providing exceptional service to tenants.
Responsibilities
- Manage day-to-day interaction with tenants, vendors, and brokers.
- Operations of commercial properties, ensuring they are well-maintained.
- Oversee property maintenance activities, coordinating repairs and improvements, as necessary.
- Ability and read and interpret lease documents.
- Negotiate and solicit vendor contracts.
- Prepare annual operation budgets.
- Prepare variance/operational monthly reports to ownership.
- Rent collection, preparation, and service of 3-Day/Default Notices, as required.
- Maintain tenant and vendor insurance compliance.
- Maintain accurate records and files related to property management, including tenant agreements and maintenance logs.
- Support and implementation of tenant improvement and capital improvement projects.
- Utilize Yardi Voyager for tracking maintenance requests and scheduling work orders.
- Develop positive relationships with tenants, addressing their needs and concerns promptly.
- Conduct regular property inspections to identify maintenance needs and ensure adherence to safety standards.
Requirements
- Proven experience in commercial property management.
- Strong knowledge of property maintenance.
- Excellent phone etiquette and interpersonal communication skills.
- Ability to manage administrative tasks effectively while maintaining attention to detail.
- Experience with annual budgeting.
- Experience with lease negotiation.
- Proficiency in Microsoft Office.
- Proficient in Yardi Voyager for managing property operations.
- Strong organizational, time management, and analytical skills, along with the ability to prioritize tasks effectively.
- A proactive approach to problem-solving and conflict resolution.
