POSITION SUMMARY

DHC has an immediate need for an experienced individual to oversee the facility maintenance program for the company’s rapidly expanding multifamily property portfolio. This individual will take responsibility for the oversight of third-party property maintenance teams and vendors with the goal of implementing best practices to reduce operating expenses and maximize property values. The ideal candidate has an advanced degree, related experience in real estate, and is a diligent worker with excellent written and oral communication skills. Responsibilities:

· VP of facilities will oversee multifamily properties in regions that include Florida and Texas.

· Take the lead on acquiring new vendors. Implement MSA’s where applicable to help foster cost savings.

· Assist with reviewing resumes, recruiting, interviewing, and on-boarding maintenance supervisors and technicians when needed.

· Ensure compliance with applicable federal, state, and local laws, regulations, statutes, and codes; securing required permits when needed, coordinating with appropriate local authorities and proper maintenance practices. Inspections will include maintenance shops, Pool logs, EPA Logs, O/M binders, Life Safety (Annual fire/ Sprinkler inspections), Lighting reports, M/M Logs, Preventative Maintenance program compliance, and service request logs.

· Must have the ability to review, understand T-12 statements, identify trends, and develop plans to reduce costs where applicable.

· Develop monthly safety meetings for onsite staff. This will include golf cart safety, electrical, HVAC, hand tools, fire life safety, pool water management, key management, and other safety guidelines.

· Develop and manage on-site and virtual training curriculum. Build out programs to help develop maintenance team members. Training programs should include Make Ready, HVAC, Electrical, Plumbing, Water Heater maintenance, Drywall, Painting, Pool Water Management, Irrigation repair and maintenance shop color coding to state or OSHA standards.

· Must be proficient in power point, excel, adobe and other content creating software.

· Develop and build out portfolio wide playbook to outline best practices for service personnel. This will also include developing move in/move out inspection checklists, property inspection checklists, sprinkler head protection, trip hazards, stair systems, corridors, and breezeways.

· Design and implement a preventative maintenance program for the portfolio. These programs should be site specific, built around the site’s needs at ACQ and adjusted throughout the term. Program is to help with lowering work order count, after hour emergency calls, focused on mechanical equipment and elevated call backs for the same issue.

· Assist with the asset management team with troubleshooting larger maintenance or site level issues.

· Assist with developing operational budgets on an annual basis as well as managing that budget. This will include final review and acceptance of maintenance and operational budget.

· Assist with small capital projects on property. This would include assessment and scope development for competitive bid purposes on gutters, dryer vent cleaning, HVAC condensate lines, preventative maintenance roof repair/cleaning and property wide pressure washing.

· Drive and develop company standard interior unit renovation program along with setting up of this program on new and legacy properties. To include scope of work development, contract negotiation, design coordination, and product selection. Manage high level scheduling, completion tracking, budget tracking, and execution once that work is in flow.

Qualifications:

· Bachelor’s Degree, preferably in real estate, architecture, engineering, or a construction related field.

· 7-10 years multifamily facility maintenance experience.

· Advanced PC skills including the use of Word and Excel.

· Experience in city and county codes, zoning, permitting, and planning processes.

· Diligent, highly accurate and extreme attention to detail, exceptional organizational skills.

· Demonstration of critical thinking and problem solving.

· Excellent communication, teamwork and interpersonal skills.

· Ability to work independently and collaboratively.

Salary: Commensurate with skills, experience, and growth potential.
