Job Summary
This position is expected to handle the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. This position will be expected to coordinate and complete all requests for work, assign priorities, delegate to appropriate vendor, if required, and follow-up on completion. In particular, this position will be expected to perform routine maintenance and repairs of all HVAC, boiler, heating, water, and energy systems to ensure the effective operation of the facility. This is a non-supervisory position.
Duties & Responsibilities:
Daily Property walks to insure properties are clean and presentable.
Must have a driver's license and a reliable automobile.
Maintain multiple buildings to a high standard.
Power washing.
Manage vendors insuring prompt and quality work.
General Maintenance including but not limited to:
Repairs on toilet facilities including soap dispensers and paper towel dispensers.
Repairs on registers, fan units and radiators.
Replacement of lamps and cleaning of light fixtures including replacing ballasts.
Removing and installing ceiling tiles.
Minor repairs on furniture and floors.
Maintaining and/or replacing door hardware including keys.
Repair of floor maintenance, equipment and blinds.
Paint touch up, walls doors and ceilings.
Replacement of filters in HVAC equipment.
General cleaning in mechanical spaces.
Cleanup of equipment in shop.
Miscellaneous handyman work requiring the limited use of hand tools.
Visual inspections of equipment.
Requirements:
Minimum of 2 to 4 years of experience in commercial building operations and maintenance.
Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, water systems, and the like.
Ability to schedule and work on tasks until complete, good time management.
Thorough knowledge in all building systems operations, maintenance and repair.
Excellent interpersonal skills in dealing with tenants, clients and vendors.
Ability to solve problems and be a critical thinker.
Full time employment with some after-hours work on a limited basis for emergencies only.
Salary DOE
