Requirements
We are looking for an experienced project-based section 8 / tax credit Manager with substantial paperwork and management skills, including but not limited to:
- Knowledge of all Fair Housing laws and the ADA compliance rules.
- Ability to interact with staff and residents professionally. Professional resident interaction and making your property feel like home are paramount.
- -Working knowledge of Real Page or similar Resident tracking systems.
- Ability to understand the importance of good maintenance and not unprofessional repairs.
- Work order processing and follow-up with good knowledge of the proper make-ready process. Ability to work with contractors/vendors and the bidding process to complete repairs on the property. Able to understand the importance of inventory control and good shop organization.
- Ability to understand and follow the basics of property management 101. Such as rent collections and posting. Follow through on unpaid rent or other lease violations.
- Post and process invoices and understand the importance of the Purchase Order process. Know what the chart of accounts is for coding invoices and Purchase Orders.
- Ability to understand the essential parts of your financial statement
- Perform annual unit inspections and quarterly filter changes to look for housekeeping and unit damage issues with the proper follow-up.
- Continually trying to achieve 100% occupancy.
