Roles and responsibilities:
EG Home is seeking an experienced Contract Manager to oversee trade partnerships, cost management and negotiations, and contract administration for our residential communities. This role is integral to ensuring efficient pricing, maintaining strong vendor relationships, and supporting the successful launch of new developments. The ideal candidate will have at least 10 years of residential construction experience, with at least 5 years in a role where they are directly accountable for negotiating contracts with trade partners.
Key Responsibilities:
Contract Development & Management:
- Draft, maintain, and update contracts, exhibits, and scopes of work.
- Ensure all contract-related documents are organized and accessible to key stakeholders.
- Establish standard construction schedules for new communities and integrate trade performance timelines.
- Lead community launch meetings to align construction and purchasing teams on vendor selection and scopes of work.
Vendor & Trade Management:
- Expand the trade network while optimizing cost, quality, and efficiency.
- Secure multiple vendor partnerships per trade category to mitigate risk and ensure project continuity.
- Develop standardized onboarding procedures for new trade partners across all communities.
- Implement a selection process to ensure qualified and competitive trade partnerships.
- Increase material supplier diversity to drive competitive pricing and service reliability.
Cost Analysis & Budgeting:
- Provide base home and option cost projections to support pricing strategies and budget planning.
- Collaborate with leadership to establish recommended pricing structures.
- Assist land acquisition teams with cost estimates to inform development budgeting.
Pricing & System Management:
- Manage and maintain pricing structures within internal systems, ensuring vendor assignments are accurate.
- Regularly review and update material and labor costs to align with current market conditions.
- Ensure consistency between contract pricing and purchasing system records.
What We’re Looking For:
- Experience in residential contracting, purchasing, or construction management.
- Strong negotiation skills and ability to manage vendor relationships effectively.
- Proficiency in cost analysis, budgeting, and financial reconciliation.
- Excellent organizational and communication skills to coordinate across multiple teams.
- Familiarity with construction scheduling and purchasing systems.
