As an Assistant Project Manager, you'll be responsible for providing overall administrative and construction support for our Project Management and Executive team. You'll be in the thick of things, supporting every aspect of a project. Responsibilities include client interface and ensuring client satisfaction; developing detailed means and methods estimates; outsourcing, analyzing and competitively purchasing subcontractor services and material purchases; reviewing proposed designs for construct-ability, value-engineering, contract negotiations; creating, updating and enforcing project schedules; problem solving; coordinating project meetings; keeping project records and documents; managing project cost; managing change orders, acquiring building permits, managing submittals and other necessary project documents and physically inspecting projects to monitor progress and compliance with project standards.
Essential Duties and Responsibilities:
- Assist in the development of project management plan to include all appropriate management sub sections: safety, scope, time, cost, quality, human resource, communication, risk, procurement, and overall project integration.
- Visit project work sites, clarify scope of work, and prepare cost estimates and proposals
- Create the project work breakdown structure subdividing project deliverables and project work into smaller, more manageable components.
- Establish, monitor, communicate and maintain project estimates utilizing contemporary estimating software
- Evaluate projects for constructability and value-engineer cost savings
- Develop and implement strategies to self-perform and to outsource the various aspects of a project to achieve the projects objectives of price, schedule, and quality
- Negotiate contracts, subcontracts, and purchase orders to assure that all project goals are being addressed
- Proactively identify issues that could lead to problems and facilitate their solutions
- Determine and implement the appropriate level of project control (i.e.: submittal logs, change order logs, etc..)
- Manage project costs to assure that budgets are maintained. Document and manage changes in the work to secure the interests of the entire project team
- Document substantial completion and manage the project closeout process to assure timely completion
- Understands means and methods of construction associated with the construction and renovation of commercial and institutional buildings.
- Have a working knowledge of civil, architectural, mechanical, and electrical work
- Have a working knowledge of the cost of goods and services; has a demonstrated ability to solicit, evaluate and manage the price, schedule, and quality objectives of individual projects
- Understands the sequencing of work and the strategy of creating effective project schedules
- Understands project cost control and change order management
- Understands contemporary software applications associated with managing and controlling workflow
- Develop and analysis the quality, profitability, and success of projects through completion of all deliverables on time, within budget, and in a manner that delivers value to the customer.
WORKING CONDITIONS:
- General work environment – sitting for long periods, standing, walking, typing, carrying, pushing, bending. Work is conducted primarily indoors with varying environmental conditions such as fluorescent lighting and air conditioning
- Noise level is usually low to medium
- Occasional lifting of up to 40 lbs.
Education and Experience:
- Minimum 5 years of direct field experience
- Minimum 5 years’ experience in the construction industry with a commercial and/or industrial electrical contractor engaged in general building construction and estimating
- Can be a combination of training, education and relevant work experience that is equivalent
- Experience estimating and managing self-performed work activities and subcontracted work
- Knowledge of construction technology, scheduling, equipment, and methods required
- Tactful and has professional demeanor, and ability to interact effectively with managers, employees, vendors, and others
- Strong organizational, record-keeping and follow-up skills
- Strong attention to details
- Demonstrated excellence in organization and time management skills
- Ability to identify and meet customers’ expectations and requirements
- Must be a self-starter and a problem solver
- Ability to understand and follow standard operating policies and procedures
- Proficient in using a computer and Microsoft Office (Outlook, Word, Excel, etc.); Oracle preferred
- Ability to prioritize and manage multiple tasks, changing priorities as necessary
- Ability to work under time pressure and adapt to changing requirements with a positive attitude
- Effective oral and written communication skills as required for the position
- Ability to be self-motivated, proactive and an effective team player
- Ability to interact effectively and professionally with all levels of employees, both management and staff alike, vendors, clients, and others

Pay: $50,000.00 - $75,000.00 per year
