We are currently seeking a skilled and dedicated Maintenance Supervisor to oversee the maintenance operations of our residential properties and ensure they are well-maintained, safe, and welcoming for residents.

Position Overview:

The Maintenance Supervisor is responsible for overseeing the maintenance team and coordinating all maintenance activities for the property. This role involves ensuring that routine, preventive, and emergency maintenance tasks are completed efficiently, and that the property is always in top condition. The ideal candidate will have hands-on maintenance experience, excellent leadership skills, and the ability to manage a wide range of maintenance tasks and projects.

Key Responsibilities:

  • Maintenance Management:
  • Supervise, train, and lead the maintenance team, ensuring all tasks are completed promptly and correctly.
  • Schedule and oversee routine maintenance tasks, such as HVAC maintenance, electrical, plumbing, and general repairs.
  • Ensure the timely resolution of all maintenance requests from residents, prioritizing emergency repairs.
  • Maintain inventory of necessary supplies, tools, and equipment for maintenance tasks.
  • Conduct regular property inspections to identify potential maintenance issues and ensure all areas of the property are in excellent condition.
  • Preventive Maintenance:
  • Develop and implement a preventive maintenance plan for all building systems, equipment, and common areas.
  • Ensure that all systems (HVAC, plumbing, electrical, etc.) are regularly inspected, serviced, and repaired as needed.
  • Schedule and track all preventive maintenance tasks to extend the lifespan of equipment and reduce emergency repairs.
  • Vendor and Contractor Coordination:
  • Oversee and coordinate the work of external vendors and contractors for specialized repairs and maintenance projects.
  • Review and approve work completed by vendors to ensure it meets quality standards.
  • Negotiate contracts and pricing with vendors to ensure cost-effective services.
  • Safety and Compliance:
  • Ensure that the property complies with all local, state, and federal regulations regarding building codes, safety, and environmental standards.
  • Conduct regular safety inspections and implement necessary safety protocols.
  • Maintain proper documentation of all repairs, inspections, and maintenance activities to ensure compliance.
  • Emergency Response:
  • Be available for emergency maintenance issues and coordinate the team’s response to urgent repair needs.
  • Develop and implement emergency protocols for responding to major issues such as floods, power outages, or system failures.
  • Budget Management:
  • Work with the property manager to develop and manage the maintenance budget.
  • Track and report on maintenance expenses, identifying opportunities to reduce costs without sacrificing quality.
  • Provide input on capital improvement projects and upgrades.

Qualifications:

  • Experience: Minimum of 3-5 years of experience in property maintenance, with at least 2 years in a supervisory role.
  • Education: High school diploma or equivalent required. Technical certifications in HVAC, plumbing, or electrical are a plus.
  • Skills:
  • Strong leadership and team management skills.
  • Hands-on knowledge of building systems (HVAC, plumbing, electrical, etc.).
  • Ability to diagnose and troubleshoot maintenance issues quickly and effectively.
  • Excellent organizational and communication skills.
  • Familiarity with property management software and maintenance tracking systems.
  • Licenses/Certifications: Valid driver’s license and certifications in relevant trades (HVAC, electrical, etc.) are preferred.
