What are the responsibilities and job description for the Full Time Operations Coordinator - Property Management position at Elevation Property Management, LLC?
We are a fast-growing property management company in beautiful Bend and are looking to expand our team with a full-time Operations Coordinator.
Who We Are:
We started Elevation Property Management in 2017 with the goal of revolutionizing property management in Central Oregon. We recognized the shortcomings in the market and the opportunity for a new company with the desire to treat people right and in the time we’ve been in business, we’ve grown to managing over 250 doors in Bend and Redmond. We pride ourselves in earning the trust of our owners, tenants and vendors by providing the best service of anyone in Bend.
Who We Are Looking For:
We’re looking for an eager, high-energy and self-driven individual to help manage property inspections and other daily operations related to “unit turns”. Inspections will vary from vacant homes where tenants have either just moved out or are about to move in, to general “periodic” inspections in homes that are currently tenant-occupied. You will use a smartphone app (phone provided by us) to take photos and document the condition of the home inside and out. Each full turnover inspection takes approximately 1-2 hours, depending on the size of the property.
The goal for this role is also to ultimately take over all unit turns responsibilities, including scheduling vendors such as home and carpet cleaners, and coordinating handyperson work orders with the maintenance department to ensure properties are kept in good condition. On average, there are 10-15 unit turns per month and each one typically requires scheduling 3-4 vendors, sometimes on tight schedules. Good planning and organization skills will help ensure success in this role.
Specifically, your responsibilities would include - but not be limited to:
- Conducting inspections of homes (some vacant and some occupied) and noting the condition, damages, or repairs that are needed
- Taking a multitude of photos of the home (inside and out)
- Following up with stakeholders on action items needed
- Scheduling routine vendors for turnovers (cleaning, lock rekey, carpet cleaning)
- Working closely with our maintenance team to schedule repairs
- Checking appliances and mechanicals to make sure everything is in working order
- Checking smoke and carbon monoxide alarms for compliance and replacing them as needed
- Ensuring the home is “move-in ready” before a move in
- Interacting with tenants (in occupied homes only) while conducting inspections
Your skill set should include:
- Great attitude and a true team player
- Excellent communication skills and a people person
- Strong attention to detail with regards to home condition
- Comfortable learning and using smartphone apps for photos, notes and sending reports
- Comfortable standing on step ladder for checking alarms / replacing light bulbs
- Ability to work independently & prioritize schedule
- Desire to problem solve and contribute outside of daily expectations
- Experience with minor home maintenance and diagnostics is a HUGE bonus
What We Can Offer You:
We strive to create a company culture that encourages our team to enjoy all the reasons we live in Bend.
We currently do not have a need for an office space, so any time spent outside of the physical walk-throughs on properties could be done from the comfort of your own home. We will ensure you are thoroughly trained and comfortable with the expectations of this role.
Salary will begin at $50,000 annually. You will be reimbursed for miles driven for work-related activities as well as provided a company smartphone and computer. We offer unlimited vacation days (after a 90-day probationary period). Additionally, we offer a monthly stipend to be applied towards health insurance costs.
