Position Description:
The Project Coordinator facilitates the flow of critical project information, ensuring construction projects are executed efficiently and in alignment with contract documents, such as contracts, purchase orders, and project documentation. This role plays a vital part in maintaining project schedules, mitigating risks, and keeping stakeholders informed of progress.

Essential Duties & Responsibilities:
- Assist Project Managers with initial project setup.
- Support the project staff as needed.
- Assist in assembly of bid packages.
- Prepare and issue subcontracts and insurance requirements.
- Review and update insurance weekly.
- Distribute project documentation internally and externally as required.
- Complete special projects by organizing and coordinating information, planning and arranging schedules, and monitoring results.
- Create and maintain project files.
- Develop and maintain Project Manuals.
- Prepare assigned spreadsheets using provided templates.
- Assist Operations in creating general and special conditions, safety requirements, and scope requisitions for projects.
- Collaborate with the Project Team to develop, execute, and monitor Risk Management Plans.
- Input, generate, and track purchase orders, work orders, service agreements, and rental agreements.
- Track project-specific insurance and P&P bonding.
- Support Accounting by ensuring subcontractors and vendors provide necessary paperwork for prompt payment.
- Assist Project Managers with preparation of meeting minutes and punch list tracking.
- Maintain logs for insurance, Subcontract Status Reports, and project closeouts.
- Collaborate with Project Managers to complete project close-out checklists.
- Obtain and compile materials for the Operations and Maintenance (O&M) Manual.
- Regularly update Project Managers on the progress of closeout manuals.
- Complete and distribute O&M Manuals as directed by Project Managers.
- Perform additional assignments as directed by the supervisor.
Minimum Qualifications:
- 1 year of experience as a Project Coordinator or similar administrative support role in the construction industry (internships or academic experience considered).
- Self-starter with high personal accountability and multitasking abilities.
- Proficiency in latest versions of Adobe Acrobat, Microsoft Office 365, Word, and Excel.
- Excellent communication and interpersonal skills.
- Strong organizational skills.
Preferred Qualifications:
- Bachelor’s degree in construction management, business, or a related field.
- 2 to 3 years of experience in an administrative role supporting construction projects.
- Familiarity with Autodesk or other project management software.
Other Requirements:
- Must possess the right to work and remain in the U.S. without sponsorship.
- Must pass a criminal background check in compliance with Washington State laws.
- Must pass pre-employment drug screening for safety-sensitive positions.
Salary Range:
- $58,600 minimum to $65,000 midpoint, $75,200 for a superior candidate.
- Typically, candidates are hired between the minimum and midpoint of the salary range based on applicable experience, qualifications, and alignment with preferred skills.

Location Requirement:
