Ellenville Housing Authority is looking for a Full-Time Maintenance Worker for our 64 units complexes, including office building and grounds. Knowledge of plumbing, electrical and carpentry a plus. Duties include cleaning, painting, grounds and plowing, work orders, as well as turnover of units. 24-hour emergency on call. Applicants are required to reside no more than 20 minutes from their employer’s location.

Job Summary
As a Maintenance Worker you will be responsible for maintaining a safe and clean environment for the residents, ensuring that the properties are following local laws and regulations, and responding to maintenance requests in a timely and efficient manner. You are expected to maintain excellent communication and professionalism with residents and the property management team.

Duties

  • Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned buildings including but not limited to minor plumbing, electrical and carpentry repairs.
  • Responsible for all preventative maintenance tasks including but not limited to changing air filters, cleaning drains, cleaning gutters, inspecting smoke detectors, water heaters and other appliances.
  • Turnover of units
  • Responsible for implementing routine physical improvements
  • Ensuring that the interior and exterior of the properties are aesthetically pleasing and well-maintained. This includes tasks such as painting, trimming trees and bushes, and maintaining walkways and parking lots.
  • Ensure exterior appearances are kept in curb appeal manner.
  • Performing repairs and installations throughout the properties. You are also responsible for installing appliances and fixtures when needed.
  • Responding to emergency situations in accordance with departmental protocol
  • Assist management in establishing and maintaining all equipment, tools, supplies in stock, inventories and log.
  • Implement, with management, a comprehensive preventative maintenance plan and maintain all related records and logs.
  • Assist with controlling expenses associated with the operation of the buildings.
  • Adhere to all safety standards, policies & procedures, codes of conduct and best practices
  • Act in a professional and courteous manner at all times with residents, co-workers, management, vendors, etc.
  • Utilize materials, supplies, tools and other building property resources in a safe and productive manner
  • Responsible for snow removal for both properties
  • Participates in and complete training seminars and on-line trainings as requested.
  • Perform other duties and special projects as assigned

Requirements

  • Education: High School Diploma
  • Specialized knowledge: Basic plumbing, electrical and carpentry

Physical Requirements
Employee must be able to lift 75 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances and furniture, shovel snow, etc.

Pay: $23.00 - $25.00 per hour

Schedule:

  • Monday to Friday Hours are 8:30AM-4:30PM Plus 24hr emergency on call and mandatory overtime if needed
  • On call
  • Weekends as needed

· Background check (fingerprint) and clean driver’s license required
