As a Centralized Quality Specialist (CQS) at Elmington Property Management, you will play a critical role in ensuring the accuracy, compliance, and quality of applicant files for affordable housing communities across the nation. This position is responsible for reviewing all submitted files to ensure compliance with Low-Income Housing Tax Credit (LIHTC) regulations, verifying income, assets, identification, and other eligibility criteria before providing feedback to a Centralized File Coordinator for necessary corrections or approvals.
In addition to file reviews, the CQS will conduct coaching and training sessions to enhance compliance understanding, improve efficiency, and minimize errors in the application process. You will act as a quality control checkpoint to ensure that all submitted files meet Elmington's high standards before approving for the applicant to move in.
This position requires strong attention to detail, compliance expertise, and communication skills to support the Centralized Operations team in maintaining accuracy, efficiency, and seamless applicant experiences.

- Tech-Savvy: Proficiency in property management software, compliance platforms, and digital documentation tools.
- Problem-Solving: Ability to troubleshoot application issues and guide team members on how to correct and improve file submissions.
- Adaptability: Willingness to adjust to evolving policies, regulations, and company procedures.
- Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
- Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.

- Proficiency in property management software and compliance platforms.

- Conducts thorough quality checks on applicant files, verifying income, assets, identification, household composition, and other eligibility factors for LIHTC compliance.
- Ensures all files meet state and federal compliance guidelines before being approved for submission.
- Provides detailed feedback on incomplete or incorrect files, working directly with Centralized File Coordinators to resolve issues.
- Tracks common compliance errors and trends to identify opportunities for process improvements.
- Assists in developing training materials and best practices to improve the accuracy and efficiency of file submissions.
- Supports new hires by offering guidance and reinforcing compliance best practices.
- Stays informed on LIHTC policy changes and ensures compliance standards are upheld.
- Performs all other duties as assigned.
- 2 years of experience in affordable housing compliance, LIHTC, or property management.
- Knowledge of HUD, LIHTC, or other housing assistance programs.
- Experience in file auditing, compliance review, or leasing operations.
- This position is based at our Nashville, TN corporate office.
- Hours of operations are 8am-7pm daily.
- Frequently sit, stand and walk.
- Regularly required to talk or hear.
- Frequently required to use hands or fingers to handle or feel objects, tools or controls.
- Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
- Occasionally lift and/or move up to 15 pounds.
